Description
Hello, and thank you for taking the time to read my advert.
My name is Joshua, and I am urgently looking for a self‑contained studio or 1‑bedroom property anywhere across London, with a preference for East or North‑East London, though I am open to other areas for the right home.
I have lived with my parents all my life, but due to a combination of health needs, privacy requirements, and unsuitable shared living conditions, I now need to move into my own safe, stable space as soon as possible.
About Me
I’m 26, friendly, respectful, clean, and easy‑going. I’m someone who values peace, privacy, and a calm environment. I’m not a party person, I don’t smoke indoors, and I take pride in keeping my home tidy and well‑looked‑after.
I’m looking for somewhere I can settle long‑term, build stability, and focus on my health and recovery.
Why I Need to Move
I am currently dealing with significant health conditions and awaiting NHS surgery. Because of this, I need a home that allows:
private bathroom and kitchen facilities
easy access to a toilet
a quiet, safe environment
ground‑floor or lift access (preferred)
private or accessible outdoor space (ideal but not essential)
Shared accommodation is not suitable for my medical needs, and I am officially exempt from the Shared Accommodation Rate.
My Income & Financial Stability
I receive Universal Credit with LCWRA, which provides a stable, guaranteed monthly income. I am also awaiting a PIP decision supported by strong medical evidence, which is expected to increase my income further.
Importantly:
I am exempt from the benefit cap
My income is secure and long‑term
I have no debts or arrears
I can provide proof of income immediately
Council Support (This Makes Me a Low‑Risk Tenant)
I am actively supported by Greenwich Council Housing Inclusion Services and their Private Lettings Team.
This means:
The council can pay the deposit
The council can pay rent in advance
The council can liaise directly with the landlord or agent
The council can verify affordability and tenancy suitability
The council can provide ongoing tenancy support if needed
I have a Personalised Housing Plan and an accepted homelessness relief duty, which means the council is fully involved in helping me secure a safe, long‑term home.
This makes the process smooth, financially secure, and professionally supported for any landlord.
What I’m Looking For
I am searching for:
A self‑contained studio or 1‑bed flat
Anywhere in London (East/North‑East preferred)
Ground floor or lift access preferred
Within Local Housing Allowance (LHA)
Immediate or flexible move‑in
Long‑term tenancy (12 months+ ideally)
I am ready to view immediately and can proceed quickly if the property is suitable.
Why I’d Be a Great Tenant
Quiet, respectful, and clean
Long‑term focused
Stable income
Council‑backed financial support
No pets
No parties
Reliable and communicative
Supported by professional services (council, health teams)
I’m simply looking for a safe, peaceful home where I can recover, stabilise, and live independently.
