Property Manager - Bramhall - £25,000 + Bonus
Monday – Friday 9am-5:30pm, 1 in 4 Saturdays (9am-4pm)
A truly lovely company is looking to hire a Property Manager to join their team in their state of the art office in Bramhall. You'll be joining a passionate, hardworking and super busy property management team, so someone as equally hardworking with a cracking work ethic is a necessity. You'll also be a confident communicator with a laser sharp eye for detail... oh, and have a smashing sense of humour too!
Day to day, you'll act as the main point of contact for tenants, handling enquiries, resolving complaints, and managing any tenancy-related issues with a strong customer focus mindset. You'll also get stuck into the administrative aspects of the role while maintaining excellent service levels for both landlords and tenants.
Property Management or relevant experience is preferred, you will have strong organisational skills with attention to detail in administrative tasks. Excellent communication skills, both verbal and written, with a focus on customer service. And most importantly have a proactive approach to problem-solving with strong decision-making abilities.
What you'll be doing...
Keep lease agreements running smoothly - from new sign-ups to renewals and goodbyes, with accurate records and a keen eye for detail.
Be the go-to person for repairs and maintenance, making sure contractors get the job done on time.
Chat confidently with tenants, contractors, and new applicants - always with friendly, professional phone manners.
Handle move-outs like a pro, including deposits and the occasional tricky dispute.
Take the reins on property projects - anything from a quick fix to full-blown house renovations.
Stay on top of R2R checks and keep things aligned with the home office.
Keep your finger on the pulse of property legislation, making sure they’re always compliant and up to date.
Work side-by-side with the lettings team to keep the branch portfolio running like clockwork.
Manage payments and statements for landlords and contractors - accuracy is your superpower.
When needed, serve legal notices and liaise with solicitors to resolve possession matters.
