She’s a 38ft x 13ft Norsafe 'Maggie' offshore lifeboat sitting on a fully residential mooring at South Dock Marina, SE16, with open views toward Canary Wharf. If you know South Dock, you’ll know how sought-after these residential moorings are.
We love south dock marina - its a beautiful gated community with a lovely eclectic mix of boaters.. we all have a big group chat where people ask for & give help to neighbours, we meet every so often over drinks & have workshops where we can get together & participate in community activities. It's also extremely safe which feels nice being in central london.
The mooring fee is currently £777 per month, which is considerably cheaper than most other central London marinas.
The boat itself is built like nothing else on the water. Originally designed for North Sea oil rigs, rated to withstand 300°C burning oil, and branded “unsinkable”. The fiberglass hull is massively thick — no rust, no blacking, no steel maintenance headaches. She's build to outlive all of us.
Inside, it feels far bigger than people expect. Because of the 13ft beam and the shape of the hull, it feels more like a quirky one-bed flat than a boat. There are huge side doors that fully open up, so on warm days you can throw them open and the whole space fills with light and air. Swans, ducks, moorhens right outside. There’s also a massive hatch above the bed that opens fully — lie there at night and look straight up at the stars.
We’ve stripped the interior right back and rebuilt it as a proper liveaboard layout. Floor down, rooms framed, bathroom boxed in with a large shower tray fitted. Black water and fresh water tanks installed under the floor. We've also installed huge starlight perspex windows in the ceiling so the whole space fills with natural light.
It’s totally liveable now. There’s shore power connected so you’ve got lighting and enough power to run WiFi, TV, tools — whatever you need while you work on it. There’s a heater, dehumidifier, proper bed and cassette toilet already in place.
What’s left is first fix plumbing and first fix electrics to complete the onboard systems properly. But because the marina toilet and shower block is literally a 30-second walk away — large, modern, hot showers — you can comfortably live here while finishing it at your own pace.
We had a bold creative vision for it — Yellow Submarine beatles vibes, slightly playful, loads of character — and have already sourced bits to bring that personality through.
Engine is a nearly new Lister Petter Saab with around 60 hours.
This is a proper residential setup in central London, on the water.
