£39.83 per week for each of you sharing my large flat 300m from Girvan railway station (Yes, that's not a mistake, your rent is only £39.83 per WEEK - not per day - and even includes Council Tax, Water and Sewage charges but please read ALL this ad!)

Clean and tidy, non-smoking lodgers needed for private, large rooms each with Queen-sized bed in a 5 room flat where the other occupants are sometimes away for three or four weeks at a time.
Available immediately for a MINIMUM rental period of 12 weeks at £39.83 per week each for a single person or EACH member of a couple.
(£25.83 for EACH member of a family).
That weekly rent includes Council Tax, but not other bills such as internet, phone calls, TV licence, food, toiletries, etc, etc!

I've set the weekly rent very low at £39.83 per week (or £25.83 per family member) so I can be rather choosy.
Weekly rent is payable by bankers standing order in advance.
I don't really want anyone who'll be staying less than 12 weeks and the maximum stay would probably be about three or four years.

It's essential that at least one of you can understand and write English adequately and are able to communicate promptly and efficiently by email.
If you have a vehicle, or love DiY and interior decorating, those are all qualities that would boost you up the shortlist too!

Our flat is at 19 Vicarton Street, GIRVAN KA26 9HF.
The bus stop is right outside the front door and the railway station is 300 metres away with the ASDA supermarket just behind us..
Our flat has fitted carpet everywhere except the kitchen and dining room. Double glazed 'tilt & turn' windows throughout and gas fired water and central heating (GCH).

However, if you can't
a) afford the £280 cash performance surety (each) up-front before you sign missives
nor
b) understand (and then execute in full) simple instructions in English
nor
c) commit to a minimum rental period of 16 weeks (but we'd prefer longer)
or
d) are a tobacco smoker
then
STOP reading now and start looking at other adverts for more expensive flat-shares that don't offer such good value...


You'll share this great first floor flat as our lodger if you respect our privacy and confidentiality - as we'll respect yours.
We are vehement non-smokers and we like to keep a clean (but not always tidy) home. The £280 performance surety is refunded in full (without interest) if you keep your side of the bargain and is payable in full before we sign missives that will receipt the performance surety in duplicate. You will be required to produce photographic identity documents such as a passport or driving licence.

Your bedroom is not en-suite but the bathroom (with bath, shower, WC & wash hand basin) is just opposite.

The dining room has a dining table with 5 chairs and a 55 inch, smart 4K Ultra HD TV with HDR.
There's a long and narrow kitchen with gas hob, electric fan oven, fridge-freezer with iced water dispenser, dishwasher, front-loading automatic washing machine, all utensils & plenty of storage, etc.

If, AFTER you have CAREFULLY read ALL the details in this advert, you think this accommodation is just right for you, then

When I get silly e-mails without even a real name like 'Hi, is this still available? Love Slinky', I just put them straight in the bin.
(You'll be lodgers in our flat - you don't get our whole 4 bedroom apartment to yourselves all the time and I WILL remove this advert when we've found great lodgers so that my time and your own is not wasted!)

Many people don't bother to read properly so let me spell that out again:-
If you won't or can't give me a full and complete postal address in your first email for me to prepare the missives (it doesn't matter if that address is abroad), then it's pointless me replying.
If you don't (or feel you can't) tell me your full name, then I feel sorry for your lack of comprehension skills (or paranoia) but I won't consider you as someone with suitable mental skills or balance to share our home.
If you forget/don't want to tell me your contact phone numbers (it doesn't matter if the landline number is abroad) in your first email then, depending on the number of replies I receive, that first email may end up in the garbage too.
So, think carefully and perhaps read this whole advert again before you make a spasm response.
