In a 25 year old male looking for a new tenant. I do have a cat so take this into consideration. I’m looking for a long term tenant who takes pride within themselves male or female. Must be a professional, clean and hygienic person who is in full time work. Spacious double bedroom with a semi walk in cupboard with a light, the mattress is double and is orthopaedic, less than a year old. These are old photos you now have a 50” TV in the room now. Based in Clermiston you are spoilt for choice for busses and if you drive there’s parking out the front. Reasonably close to the city centre with local shops in walking distance. I even have a spare mimi fridge if you want it.

Tenant Rules & Agreement for Spare Bedroom Rental (£600/month)

1. Rent & Deposit
• Monthly rent: £600, due each month after move in date.
• Security deposit: £400, refundable upon departure, provided no damages or outstanding rent.
• Late payments may result in a £20 per day late fee after a 5-day grace period.

2. Duration & Review
• The agreement will be reviewed every three months to ensure both parties are happy.

3. Use of Common Areas
• Kitchen & Bathroom: Full access; tenant must clean up after themselves.
• Living Room: (Up for discussion )
• Storage: Tenant may store items in their bedroom and we can talk about other places as loads of storage.

4. Cleanliness & Maintenance
• Tenant must keep their room tidy and take out their own rubbish.
• Shared areas (kitchen, bathroom) must be cleaned after use.
• Any damages caused by the tenant must be repaired at their expense.
• I’d expect the room to be deep cleaned once a week ( Hoover carpet with nozzle, wipe all surfaces and change bed sheets.)

5. Guests & Noise
• No overnight guests without prior permission.
• No loud music or disruptive noise, especially after 10 PM.
• Tenant must respect the peaceful environment of the home.

6. Security & Privacy
• No duplicate keys to be made.
• Lock doors when leaving the property.
• No access to the landlord’s bedroom or any private areas.

7. Smoking, Alcohol & Pets
• No smoking inside the property.
• Moderate alcohol consumption is fine, but excessive drinking or disruptive behavior is not allowed.
• No pets without prior agreement.

8. Termination & Notice
• Either party may terminate the agreement with one month’s written notice.
• Deposit will be returned within 7 days of departure, minus any deductions for damages or unpaid rent.

I will have a lodger agreement to sign when both parties are happy !
