Lodger in newly built annex

I am looking for someone who wants to rent a studio apartment with ensuite and kitchenette which I'm just finishing now, it's an extended garage conversion on my home in Bretton, Peterborough. Ideal for someone working at the hospital, but someone on their own who wants to live in a peaceful street, i will create a small outdoor part too, we have parking here so no issues there. The pictures I've taken today are of the front of the house and the inside as the plasterer is finishing up so it is all brand new, i.e new bathroom and new kitchenette. The ensuite and kitchenette are being finished over the next few days and I can speak to you about when it's available to move in, although I can work around the right person..this isn't any old rental as it is my home i share with my partner and dogs, so of course I will see you more often than a stranger renting my other rooms, so I do ideally want someone who is chilled and not wanting to bring people back to party etc!! I won't be able to accept any benefits as its a lodger so won't be a typical tenancy and I would prefer references and credit checks also which I can do, after all it's my home and I only want the right person, we are chilled and have 2 nice dogs. I also have a massive garden so, again. For the right person I may be able to offer other uses of our small allotment and green house if it interests you, and I've also built a pub in the garden, so this is why I say the right person, because if I have someone I get on with them I'm more than happy to open up the whole garden and pub etc..

Rent is £775 per month fully inclusive of ALL bills, it will be furnished with new stuff and i am happy to work with you, the deposit will be a month's rent also. It is important that anyone applying is able to meet the up front costs and be able to provide references etc.
