Hello, I am looking for a flatmate for my 2 bedroom flat in Caledonian Village, a quiet and modern development off Dalry Road.

I am a professional female in my 40's who likes travelling, hiking, cooking, going to the cinema and gym. I am looking for someone like minded who is tidy, respectful and easy going. My ideal flatmate would be a professional female of a similar age (but will not rule out other ages :-))

The flat is on the second floor and comprises of 2 double bedrooms with built in wardrobes, bay window living room with a dining table, separate fully equipped kitchen with all modern appliances, bathroom with a power shower over bath, and storage cupboard. It benefits from gas central heating, double glazing and private parking.

It is located 5 mins walk from Haymarket train station, 10-15 mins walk to Princes Street.

Bus stop on Dalry Road is a 1 minute walk and links to a number of major bus routes, with frequent buses into the city centre (2, 3, 4, 25, 33, 44).

Fountainbridge complex with cinema and gym is only a 5 minute walk. Local shops with Co-operative & Lidl and some fine restaurants can be found in the vicinity.

Bills not included. Council Tax band D.

The room is available from 1st September but an early move in date may be possible (please ask).
