My family is in Australia and travel a lot for work, so very quiet home but work from here in my home office too. The other current lodger is also has family overseas (EU). You may be staying alone frequently.

Room Options1: Around 12+ square meter room. Double/Larger room with King size bed(New linens), office Table and chair for £470/month. area 2.7 m x 4.1 m plus 1 m x 1 m (Available from 9th Feb 2026). +Plenty of hall and kitchen area.

Room Options 2: Single/Small room with single bed(New linens), office table and chair for £450/month; area 2.6 m x 2.6 m (tenented-professional-maybe available from July 2026)

Room Options 3: Double/Larger room, I am living in this room(Professional working at a University).

Furnished: cuboard, single bed, etc.

Electricity, gas, high-speed internet, water bills included (fair use and normal supply policy; not a picky landlord!!! ).

Courtesy: bathroom, kitchen and laundry consumables (shower gel/sampoo, washing liquid, laundry powder etc)

Parking: Driveway parking is available (1 per room).

I work at a different university than the nearby Warwick.

Non-student requires a 1/3 of council tax contributions ; Band B, around 52.13 per non-student lodger per month.

Most of the furniture is new; Washing machine, dryer, cooker, kettle, microwave oven, electric standing office table, etc.,.
Double/single Bed, cupboard, fridge, dining table, etc.

Please note that smoking of any kind is strictly prohibited within the boundary of the property. Pet-free house.

I would say just bring your bag — everything else should already be provided in the room and the shared areas (hall, kitchen, bathroom, and laundry); if not just discuss with me, I might consider adding.
