This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 7 Nights
Additional housekeeping is available upon request for an extra fee.

Option 1: Refundable Security Deposit – £250

Fully refunded within 5–10 business days after check-out, provided there is no damage and all house rules have been followed.

Option 2: Non-Refundable Damage Waiver – £35

A one-time, non-refundable fee instead of paying the deposit.
Provides accidental damage cover of up to £150 during your stay.
No deposit is held, and there is no refund to wait for after check-out.

Your check-in instructions will be available at 2pm on the day of check in once the online check-in has been completed.
