This is a charming cottage in an idyllic village, six miles west of Oxford. Built in 1987 in a conservation area, it completes a little row of 17th century cottages and appears identical to them. It has been our much-loved home for 11 years.

The Area

This is the perfect place to bring up a family or to commute into Oxford or London. Overlooking the village green we are two minutes' walk from Stanton Harcourt Primary, a Church of England school, consistently rated âgood'. And it's a short bus ride to Bartholomew School, 11-18, rated for 15 years âoutstanding' in every Ofsted category. It's a couple of minutes' walk to two village playgrounds - one for primary-aged children and the other for teenagers - and a few minutes' drive to two sailing clubs. There are easy nearby walks down to the Thames and up into Wytham woods. We often see horse-riders and cyclists on the surrounding roads.

* Coach (Oxford Tube) to London from Oxford every 15mins , and from Eynsham (only 10 mins away) twice a morning

Oxford, with its shopping centre, theatre, museums, galleries and cinemas, is within easy reach. 

Even closer is Witney, where there are four supermarkets, gyms, ice rink, indoor pool and everything else you could need, including (can you believe it?) free parking.

Eynsham, the next door village, has a Post Office, Co-op, wholefood shop, butcher, library, off-licence, DIY shop and several pubs and cafes. The Eynsham GP surgery is superb: leave a message and someone is usually in touch within a couple of hours.

Village Life

In Stanton Harcourt itself there is a recently refurbished gastro pub and in nearby Northmoor a popular bingo-and-karaoke community pub. Stanton Harcourt Village Hall has a busy schedule of events and a small shop and Post Office open two or three mornings a week. The village has a themed festival each June - with a festival king or queen, open gardens and studios. There is also a very popular beer festival in July.

 Exit the cottage's front door and to your left is the medieval parish church of St Michael's alongside the 15th century kitchen and tower of the Harcourt estate (âone of the finest medieval kitchens in existence'). To your right is the chateau-like 17th century Parsonage House. There is also a Methodist church in the village, and a Catholic church in Eynsham. The village cricket ground is nearby.

The cottage is much bigger inside than it appears from the street. It has a large open-plan living room with an open fire. 

The quarry-tiled kitchen has everything you need - oven, hob, cooker hood, dishwasher, washing machine and full-height brand new 50-50 fridge freezer. 

Kitchen and conservatory (perfect for dining room or family room) make a second generous space, looking out into the patio and garden. Here you can look out and watch not only your children in the garden, but Red Kites circling above. 

The garden has its own wifi-controlled irrigation system. It is completely secure for children and ends with a large light-filled wooden summer house, which has its own electricity supply. Beyond is a row of gorgeous horse-chestnut trees.

Upstairs there is a generous master bedroom and two smaller double bedrooms, each with its own cupboards and perfect for children or young people. In the slate and Travertine bathroom is a P-bath and power shower. Here and in the airing cupboard are good sized cupboards. 

Oil-fired central heating and hot water are controlled by Hive wifi. There is a neighbourhood scheme to find the most cost-effective oil supplier. The house has lightning-fast Gigaclear fibre-optic broadband.

The house has been newly decorated and carpeted. The painted wood floor in the sitting room sets off your rugs and is easy to keep clean.

Parking

Behind the summer house is off-street parking for two cars, a lockable bike shed, a covered woodpile, and a good-sized garden shed with shelves and workbench. You can run a second fridge and freezer from the power points here.

Neighbours

Three of the neighbours have children, from a year to university age. They could not be more generous and friendly.

Pets

Pets might be possible with an additional damage deposit.
