Description

Building Caretaker / Maintenance Operative — Liverpool City Centre
£16 per hour | Full-time | Permanent
We are looking for a reliable, hands-on Building Caretaker / Maintenance Operative to join our property management team. This role is based across two to three residential buildings in Liverpool city centre. You will be responsible for the day-to-day running, safety, maintenance, and tenant communication across the buildings, reporting directly to the Head of Property Management.
What you'll be doing:
Carrying out daily inspections of each building, ensuring all communal areas, facilities, and systems are safe and in good order
Producing daily reports confirming the building is safe and highlighting any issues that need attention
Responding to and resolving day-to-day issues reported by tenants and leaseholders, including faults, maintenance requests, and general queries
Ensuring the buildings are kept clean and presentable at all times, overseeing cleaners and checking standards
Monitoring the smooth running of all communal areas, entrances, corridors, stairwells, and shared facilities
Maintenance & Handyman Duties:
This is not a specialist trade role — we have contracts in place for major electrical, plumbing, and specialist works. The focus is on keeping the buildings in good condition day to day, including:
Replacing ceiling panels and tiles
Fixing and replacing door handles, locks, and fittings
Changing codes on keypad and number locks
Fitting and replacing carpet and stair nosings
Basic joinery and minor repairs as needed
General upkeep and small fixes to keep communal areas in good condition
Contractor & Compliance:
Working alongside third-party contractors for specialist works including lifts, plant rooms, electrical, and plumbing
Coordinating and booking in required certificates, inspections, and compliance checks
Liaising with contractors on scheduling, access, and completion of works
Escalating any issues that require professional attention to the Head of Property Management
Tenant & Leaseholder Communication:
Acting as the main point of contact for tenants and leaseholders on day-to-day matters
Managing the building WhatsApp group, responding to queries and posting updates
Communicating professionally and promptly when issues arise, keeping residents informed
Dealing with tenant queries, complaints, and requests in a calm and efficient manner
What we're looking for:
Practical, hands-on experience with basic building maintenance and minor repairs
Good understanding of building safety and day-to-day property management
Strong communication skills — comfortable dealing with tenants, leaseholders, and contractors
Reliable, self-motivated, and able to work independently across multiple sites
Well-organised with the ability to prioritise tasks and manage time effectively
A problem-solver who takes initiative and gets things done
Full UK driving licence and own vehicle — essential. You will need to travel between buildings and collect materials, supplies, and anything else required for the sites
Experience in block management, facilities management, hotel maintenance, student accommodation, or social housing is desirable but not essential
