Description
My name is David, I'm an Edinburgh born and bred independent property manager with a small portfolio of holiday apartments in the Old Town and New Town areas that I manage for both local and overseas owners.
I offer a bespoke and attentive service for a limited number of properties and have experience of both boutique high-end 1 and 2 bed flats and larger 10 and 12-bed holiday homes for big groups. I also manage lets of private homes whilst owners are away.
Being an independant operation with a small team and without the need for fancy offices, I can offer very competitive prices and the kind of detailed attention that you won't get from the bigger agencies.
My services include:
* Full management of holiday lets for a fee of only 12% of rental income (the usual price for agencies is 15-20%) plus the price of cleaning (a fixed fee depending on the size of the property). No VAT is charged as I am under the threshold.
* All laundry provided and laundered. High-quality 100% cotton bedding and towels provided.
* Full management of guest bookings through multiple channels such as Airbnb, Booking dot com and local Edinburgh companies such as Edlets. All guest correspondence handled promptly.
* Option to provide bespoke touches such as welcome baskets with local food and drink (think shortbread and whisky etc)
* Keeping flat topped up with supplies - tea and coffee/ miniature or refillable toiletries (we use nice organic Scottish brands), loo and kitchen rolls, cleaning supplies etc
* Phone line that guests can ring in emergencies (in the case of emergencies we would attempt to contact the owner but if failing we would organise repairs through our own network of trusted local tradesmen).
* Regular visits to property to provide meter readings, inspect and repair any minor issues, restock supplies and inventories, forward mail etc.
* Facilitate maintenance visits, inspections and safety certifications for licence purposes
* Annual income and expendature bookkeeping for tax purposes
I can also guide owners through the process of applying for short-term let licences or renewals and getting your home set up as a holiday let - happy to do this for a fixed fee if you don't have the appropriate licences yet - and please don't be put off inquiring if this is the case - I have attended several licence appeal hearings and in my experience if you follow the correct steps the council is obliged to grant a licence.
