Are you an experienced Asset Manager who enjoys getting underneath the data and asking the bigger question: are we investing in the right homes, in the right places, for the right reasons?

Hays Property have been approached by a handful of organisations across the South of England who are looking to engage with candidates who have Strategic Asset Management experience, ideally with social housing experience. Several organisations are starting to focus on shaping how its existing housing portfolio performs over the long term. This isn't simply about managing programmes of work. You'll be looking strategically at individual properties, blocks and schemes, bringing together condition, financial performance, demand, sustainability, regulatory requirements and long-term viability to determine the best course of action.

What will you be doing?

You'll lead the asset appraisal function and help shape investment decisions across a substantial housing portfolio, including:

Leading strategic asset and option appraisals across individual properties, schemes and neighbourhoods Identifying opportunities for investment, regeneration, repurposing or disposal Assessing asset performance across physical, financial, strategic, legal and regulatory measures Developing robust business cases to support strategic investment decisions Using property data to identify trends, challenge assumptions and improve decision-making Considering valuations, investment costs, funding and financial returns Identifying opportunities to make better use of existing land and property assets Working collaboratively across Asset Management, Development, Regeneration, Housing, Sales and Empty Homes Building effective relationships with external stakeholders, including local authorities Leading and developing a team while continually improving the organisation's approach to asset appraisal Who would this suit?

I'd be particularly interested in speaking with people who have worked within a Housing Association, Local Authority or wider social housing environment and have experience across areas such as:

Strategic Asset Management Asset/Stock Option Appraisals Asset Performance & Sustainability Investment Planning Stock Rationalisation Regeneration Property Investment/Divestment Asset Data and Intelligence You'll need strong knowledge of social housing property and the ability to understand both the technical and commercial performance of housing assets.Knowledge of stock condition, property archetypes, valuations, investment costs, energy performance, decency requirements, planning and property constraints would all be highly relevant. Professional membership such as RICS, CIOB or RIBA would also be advantageous.
