ROLE OVERVIEW
We are seeking a confident and proactive Property Manager to take ownership of a focused residential portfolio, delivering a high standard of service while continuing to build expertise in block management.
You will be responsible for two developments, one in Bristol and one in Bournemouth acting as the main point of contact for service delivery, client relationships and day-to-day management.
The portfolio is intentionally streamlined, allowing you to focus on quality, attention to detail and strong client partnerships.
ROLE EXPECTATIONS
This role requires strong organisation, sound judgement and the confidence to manage stakeholders effectively across multiple locations.
You will take full ownership of your portfolio, balancing service delivery, financial performance and compliance. A proactive mindset is key, you will identify issues early, manage risk and continuously improve standards rather than reacting to challenges.

HOW YOU'LL SPEND MOST OF YOUR TIME
Most weeks, you will be:
Managing the day-to-day performance of your residential portfolioBuilding strong relationships with clients, residents and contractorsPreparing and managing service charge budgets and forecastsOverseeing any major works and Section 20 consultationsCarrying out site inspections across Bristol and BournemouthEnsuring Health & Safety compliance across developmentsInterpreting leases, legislation and industry best practiceYou will be home-based with travel to your sites, trusted to manage your time and priorities effectively.

Has experience managing residential block portfoliosIs confident handling budgets, works projects and client relationshipsHas a strong understanding of leasehold legislationCommunicates clearly and professionally with a range of stakeholdersTakes ownership and pride in delivering a high-quality service
EXPERIENCE THAT HELPS
Residential property management experienceStrong knowledge of the Landlord & Tenant Act and leasehold legislationFamiliarity with RICS and ARMA guidelinesExperience managing Section 20 consultations and major worksTPI Associate membership (or willingness to obtain within 12 months)
