This is a big shop, been divided into several portions, ground floor is a big hall, long 12 meter, wide 4 meter), like picture-2.

From our shop walk direct 2 min to arrive Ealing Broadway Train/Underground/Bus Station, everyday thousands of people pass our shop, and can see what you are doing behind the huge glass window.

Due to on the same busy street with banks and have lots of customers pass by day and night, our Shop Business Rate (tax for shop, like home council tax) is very high, landlord also charge a lot of rent, so rent is higher than many shop in quiet street.

Your rent price has already included all bills, such as landlords rent, government business rate, electrical, gas, water bills, 5G Wi-Fi, 5 million public liability insurance etc. (but you need buy your own beauty insurance).

A, For Beauty:

If you rent the whole rear hall, its length is 6 meter= 19 Foot, 236 inch long, width is 4 meters=13 feet=157 inch. so, area is 24 square meters, similar as a normal big shop size, you can divide into 2 portions.

Monthly Rent for hall rear port is £1500 including all bills.

If you only want to rent the rear part to be Barber Salon, which is 2.2m long, 2.4m wide, (or extend to 2.6m wide by flat part stairs), 5.7 square meter, with 2 big mirrors and hot water tank. You can install a haircut chair and a hair wash chair inside.

We can help you install a glass room with slide door, so passenger on street can see clearly you are cutting hair smartly. Why need a glass room? because hair will fly whole shop, and your blowing hair noises will disturb other services.

Rent for Barber Room is £700 per month.

To help you start your new business, for first 3 months we give you 50% off rent! (You cannot find other shop so kind to newcomer!) That means: if you rent all rear hall of 24 m2 area, you only pay £800 for Oct, Nov and Dec 2025. If you only rent Barber room about 5.7 m2 to do hair beauty, you only pay £400 for Oct, Nov and Dec 2025.

If you need, shop will help you do online marketing and admin etc. You do not need pay us promotion fee, only when we find customer for you, after we receive payment from platforms, we leave 15% as commission, pay you 85% for your work by cash or card on the same day of platform pay us.

B, For Takeaway

We can hot food in this shop, council also gave us Late Refreshment Licence, so we can sell food almost 24 hours a day! (but we can not cook food inside shop by gas).

You can sell food to customer come in to pick, but customer cannot sit down to eat inside shop, they can sit outside, because we will install a big Rainproof Awnings, long 6 meters, stretch out 1.5 meter, which cover half of the pavement without rain in winter or sunshine in summer.

Food room size is 10 meters=33 feet= 393 inch long, 3 meter=9 feet 10 inch wide. There is no gas pipe, you can only use electricity to re-heat premade food.

Inside food room we already install a small fan to let smell out, but fan is not strong enough. To avoid food smell inside the shop, it is better you cooked at home, then bring to this shop for sell.

We already installed a professional Italy Coffee Machine in food room, also many heat pots or heat plates, fridges, and freezers.

Currently we sell Chinese food, if both agree, we can cooperate. you sell both your food and our Chinese food. In Ealing there are many suitable customers, such as West University of London have over 1000 Asian Students, there are also lots of Japanese and Hong Kong people, Of course Indian are most.

For example, you make your food at home, set a bulk sale price selling to our shop, same as me, I set bulk price for my Chinese food. I do marketing and I pay the rent and bills; you work in Ealing shop without salary, but we share equally for our income. What customers pay us, reduce our cost to get our profit, then each of us get half profit.

This cooperation model offers you the lowest risk. You can open your own takeaway shop without spend your savings, if the business is good, you can make a lot of money every week.

To increase your responsibility, please pay 1000 as deposit, because I will give you our shop key. We are in a partnership, you are not my employee, so you don't get a salary, but you get half of the food shop's profits.

Or If you want rent the food room, only sell your own food, monthly rent depend your business amount and on electrical you used.

C. Treatment Room

On the ground floor, behind the shop lobby hall, we have a Traditional Chinese Medicine area with two regular clinics (each approximately 6 square meters) with lockable doors. You can use them for hair removal, facial beauty, massage, and other services.

The monthly rent for each beauty room is £700 (all fees included).

We have the remaining half of the room (2 meters long and 1 meter wide), where we have installed a 3H electric spinal massage bed.

Because it has an escape route and lacks privacy, this room is generally not used unless the other rooms are full.

The monthly rent is £300 (all fees included).
