Description

Heavily converted 5 berth, 26ft caravan made into a stylish double bed apartment. With a comfortable double bedroom, spacious bathroom (for a caravan), very usable kitchen with a lot of worktop space and a comfortable lounge area with lots of seating, a beautiful custom fold-out table it really is a beautiful, relaxing space.

Most of the caravan had been rebuilt inside apart from the seating in the lounge area, the wardrobe and the top cupboards. Everything has been made with an eye to a laid back, colourful, shabby chic style with lots of nice materials, touches and details, as well as maximising storage space.

The cons;
The lpg heating will need a new thermostat, it works but does not turn itself off, so works rather too well in fact. I have been told that will be a £200 repair and did not see the sense in spending that in case the next owner prefers to use electric radiators for example.
It needs new flooring laying. You can see in the photos the dots on the floor, they are from strengthening the floor with epoxy as it had started to delaminate, and there is adhesive left in the bathroom where we removed the old flooring. Again it seemed silly to do the flooring rather than let the new owners pick their own.
The rear bumper had suffered some damage and had been repaired with fibreglass. It's not pretty but it's strong.
The driving lights are not working, we used a light board to move the caravan, which is included.

The bedroom has a bed made from ikea kallax units for massive amounts of storage under the bed with a hand made skirt to hide it. A custom, pallet wood headboard as well as pallet wood corner units with lots of hooks and shelves. There are bedside drawer units, shelves and power points with usb. The upper cupboards have been painted in a subtle, multi coloured shabby chic style with stylish, mis-matched, brass handles.

The bathroom was completely rebuilt to be 3 times the normal size, making it a much more usable space.
The shower cubicle has been tanked making it thoroughly water tight. The shower base is a beautiful tin bath with a plug making it much more useful than a normal shower, and it has a telescopic curtain rail that makes the space inside the shower significantly larger than expected. The shower connects directly to the sink tap minimising the amount of plumbing to look after. There is a handmade vanity with a sliding, mirrored door. It has a small but usable ceramic sink mounted on a handmade, shabby chic style unit as well as a large mirror mounted on the custom, barn style door. There is lots of storage between the vanity, corner shelves, under sink storage and another, spacious cubby next to the toilet. The lively jungle themed wallpaper and touches like the towel rail made from a bucket handle and hand made toilet roll holder made from wood and a branch make it really unique space. It has a Thetford chemical toilet installed and a 12 volt fan. The fan is for clearing the air after a shower but in all honesty it is so powerful and can by used on summer days to create a lot of air flow. We also built in a ceiling high, pull out trolley next to the wardrobe which is perfect for towel storage etc. as well as allowing you to block off the bathroom/wardrobe area from the rest of the caravan for an extended dressing room area.

The kitchen has a top of the line Thetford cooker with 3 gas burners and 1 electric hob, very useful if you run out of gas, as well as a gas grill and spacious oven with storage underneath. There is a nice vintage sink mounted in a butcher block worktop and an eye catching black & white splash back. It has a standard under counter fridge next to 2 very large, pull out units for bins and cleaning supplies. The other side of the kitchen is a built in oak dresser, which is already a lot of storage, but we built in another large storage area behind it with pull off lids. There is another hand built unit on the end which houses the supplied TV under a hinged top with a large storage cupboard underneath, maybe for shoes. There are lots of cupboards around the kitchen as well as a custom built, microwave space. Under the lounge seating there is a 10L electric water heater which can be set on a timer. The ceiling lights have been replaced with a 6 point custom lighting rig to ensure even lighting throughout, made from hand cut wooden boxes and rope style wiring for a unique look. There's a couple of handy chalkboards, a wall clock and an inside/outside thermometre/weather forecaster.

The lounge area has a large, U shaped seating area but we chose to lose a little of that seating too install a custom, fold out table made from stained chipboard and epoxy, in such a way that it leaves as much of the floor space open as possible. There are custom, pallet wood, corner units with built in, antique style reading lights and, of course, lots more cupboards and shelves.

The caravan has a powerful lpg heater with an air blower system that moves the hot air all around the van with outlets in the bedroom, bathroom, kitchen and lounge area meaning nice, even heating. It can take the indoor temperature from 0°C to 20°C in less than 10 minutes.

For water we have the standard 12 volt system with the Whale Watermaster pump and Aquaroll tank. We also made an internal water tank system with it's own pump for extremely cold weather. The system can be connected to mains water.

The electrics are powered by a standard, 3 pin 16amp connector. The main fuse box and the 12 volt fuse box are both situated in the wardrobe. We left the 12 volt electrics in place as a useful backup in case of power failures. With the 12 volt battery in place you can still use the hot air blower system, both water pumps, some under shelf lighting in the bedroom, the lounge reading lights, the ignition on the gas cooker and the bathroom fan.

Extras included;
Light board for driving.
Water supply and waste tanks.
Android based smart tv with remote, fits in the hideaway cupboard perfectly.
Tabletop ironing board.
Powerful goblin vacuum cleaner with extender handle.
Paints we used for touching up.

The entire space is fitted with hand made blinds and curtains for all the windows. We have light, airy blinds for the summer and heavy, lined curtains for the winter, as well as window liners for extra insulation in the cold months, including for the 3 skylights.
