Hi. I'm renting a single room in my home, available from the 28th August 2025 for 2-3 months. £400 pcm including all bills (except home phone). I buy sundries (toilet rolls, washing powder etc), so you only need to pay the rent, buy your food and toiletries. No out of work/DSS. Non smokers only.

Small single room with single bed, wardrobe and book case. Shared bathroom, kitchen and lounge. House has broadband, TV package, power shower, washing machine and all usual mod-cons. The house is in a very quiet area, and within a 10 minute walk to the town centre of Reading and the University (Whiteknights).

The house is to share with myself (the owner).

PLEASE NOTE: The bathroom in the house is off this bedroom, so you need to walk through this bedroom to get to the bathroom. This really isn't a problem, as myself and lodger just time our bathroom times, and you almost get it as an en-suite! This is why I keep the price low, and need a lodger who is easy going and cool with this. It really isn't an issue, but I like to mention it upfront.

I am a gay man, but don't mind whether you are gay/straight/whatever, as long as you don't! For practicalities, I would want a guy (bathroom etc). Ideally this would suit a student or a professional male. I would also prefer someone who keeps regular hours. I'm a morning person, so if you're up all night and sleep in all day, it probably won't work out.

House rules. None really? If you make a mess then tidy it up, take your turn with chores etc. It's not a party house, but if you want to invite friends occasionally then that's cool. Not suitable for couples, but have no objection to partners staying over from time to time. I'm really cool, but remember this is a home and not a doss house!

Small print
Please read all the description before emailing (ie this is a small single bedroom and house bathroom access is through this bedroom). If you come to view and say "oh this bedroom is small and is this the only bathroom?"; then you probably won't be offered biscuits with your tea!
Please email me if genuine and interested with a contact number and I will call you back. The rent is £400 per calendar month. I don't barter I'm afraid and this really is great value for money with what you're getting (ok the bedroom is small, but I work full time so you have the run of the house!). A month's rent will be payable upon moving in.
If you make an appointment to view, then come and view it or at least let me know if you can't make it. It's just nicer!
I will consider Monday-Friday let, but the rent will be the same.
PLEASE! If you are overseas and tell me that you're coming into the UK and need a place and it seems ideal and can I give you my bank account number for you to pay the deposit, then please don't waste our time. I am a nice guy, but not a fool and I will let you know what I think :-)

And that really is it. I know it sounds a bit bossy, but it really isn't. The amount of timewasters there are out there is crushing, and I would like my house to be your home too, so a viewing is essential.
