An en-suite student unit in central Liverpool, Everton. A leasehold with 237 years left on the lease, ground rent 150 per annum. Direct sale - I am the leaseholder. Very good amenities, shops 1-2 minutes walk, gym, bus links, parking space in front of building. Has been rent continuously since purchase. Original sale price 39900 (in 2013). Sold vacant, but I could sign a tenant at 640/month (incl bills). I am looking for offers that reflect that. Inflation adjusted the price should be about 56000 pounds, but the building is being modernised (fire compliance) so the management charge (which covers everything) is currently 317/month (up from 217) - the extra money is being invested in the building. I am looking for a quick sale as I need cash for a time-sensitive investment closer to home. I do not live in Liverpool and can't manage this very well remotely anyway. Viewings would be complicated as I am almost never in Liverpool, though I left keys with a local agent so we could use them to view. They valued it at high 40s low 50s, but we would both save money on a direct sale so I am willing to sell in the mid-to-low 40s. 40000 is the guide price, but I will consider all reasonable offers.
