This is a fabulous piece of land adjacent to open fields and woodland with the added advantage of not being isolated, it is adjacent to the desirable village of Kirkhill. The village has a very active community with a village hall and a Trust running many local projects. My own children attended the excellent village school. There are no pylons that spoil so many plots when you view them! It does have the advantage of trees.
By using the land for one house you would have an unusually large plot. Most are less than 0.2 acre and very close to other houses. The sale comes with the added advantage that you can have a house design of your own choice, within any planning policies. This is unusual as most plots are tied to a particular design. In addition, it has permission for a further 3 houses which you could either sell to offset part of the cost of the land and build or build with friends or family. The purchaser has the advantage that all the hard work and long drawn out process with planning is already completed ready for you to have your dream home designed. Access is currently from Wardlaw Road in Kirkhill, however, a new access road is to be provided from the fenced access road on Mansfield Park. Drive into the centre of Kirkhill where the road takes a sharp right angled turn. There are two roads from this corner. Follow Wardlaw Road. Continue to a high stone wall on the left. The second gap in the wall gives access to Hill House and the plots. Where the driveway turns sharp right you will find the plots on the left and ahead of you towards 'Dunmore'.
Kirkhill is located 4 miles from Beauly where a range of shops, local facilities and further transport facilities including rail can be found. Inverness, the Highland Capital can be found 8 miles away where further amenities and facilities can be found.
The Moray Firth is noted for its excellent climate and the coastline of small historic harbours and beaches is second to none. There are plenty more beauty spots in the area including the nearby Reelig Glen and The West coast is easily accessible for day visits. I can personally recommend living on the Moray Firth and I am about to move back having been away for a number of years.
