Description

Property Finance Solutions for Developers & Investors
We source funding for Developers and Investors, including Commercial and BTL mortgages, as well as multiple loan products for Portfolio Landlords.

Key sub-sectors that we assist with include:
* Residential,
* Build to Rent,
* Purpose Built Student Accommodation,
* PD Conversions
* Pre let Commercial.

We also specialise in short-term loans for
* Auction purchases
* Light and Heavy Refurbishment projects
* HMO conversions
* Semi-Commercial.

Funding options include 100% JV finance for experienced developers on multi-unit schemes, typically via SPVs with 50:50 (or better) profit shares. 90% stretch senior debt is increasingly preferred over senior/mezz for its simplicity, while 60% senior debt remains the
lowest-cost option.

Bridge-to-let loans are increasingly popular, allowing an initial bridge to convert into an interest-only term loan with the same lender. This is underwritten from day one, providing a clear exit route with minimal additional fees, while reducing short-term exit risk for lenders.

We structure loans to your specific requirements, so no need to settle for one-size-fits-all banking.

If you have any further questions, please feel free to reach out to me.
