Lettings Negotiator

Location: Bruntsfield, Edinburgh

About Us

We're not your average property management company. We believe in earning trust through action, delivering results with professionalism, and showing up every day with grit, energy, and focus. For landlords, tenants, and teammates - we're here to win, not to coast.

Our culture is our backbone. We work hard, support each other, and thrive on achieving what matters.

Why This Role Matters

As a Lettings Negotiator, you're the driving force behind our rental success - connecting people with homes and converting viewings into signed tenancies, all while safeguarding landlord returns. Every interaction you have should reflect our four core values:

1.Respect - For clients, tenants, and colleagues - always.

2.Professionalism - Pride in doing things the right way.

3.Results Driven - We focus on impact and measurable outcomes.

4.Graft, Grit & Gumption - We get stuck in, keep going, and think smart.

Key Responsibilities

• Advertise available properties across multiple platforms - websites, social media, property portals, and local marketing.

• Write engaging property listings, including detailed descriptions and high-quality photos.

• Host viewings and ensure properties are presented to a high standard.

• Handle enquiries and manage the viewing process from first contact to follow-up.

• Screen potential tenants (credit checks, references, affordability, and suitability).

• Negotiate rental terms between landlords and tenants with clarity and fairness.

• Prepare tenancy agreements in line with legal requirements and company standards.

• Ensure all documentation is complete, signed, and legally compliant.

• Act as the main point of contact for tenants throughout the lettings process.

• Handle tenant queries, concerns, and complaints professionally.

• Maintain compliance with all relevant landlord-tenant laws, including health & safety.

• Build strong, lasting relationships with both tenants and landlords.

• Resolve disputes efficiently and respectfully to protect client relationships.

• Provide excellent customer service to strengthen the company's market reputation.

What You'll Need Essential:

• Excellent communication skills - both written and verbal

• Strong customer service mindset

• Confident negotiation and conflict resolution skills

• Understanding of Scottish property law, landlord obligations, and tenant rights

Desirable:

• Experience with SME systems (e.g., Reapit Bookings)

• Relevant industry qualifications (e.g., ARLA, Letwell)

• Property industry experience in a high-performance setting

What You'll Get

• Starting salary: £28,000 (dependent on experience)

• Bonus scheme (PTE: £2,400)

• 28 days annual leave

• A culture that recognises and rewards effort and achievement

• Quarterly company meetups and a values-led team environment
