Cafe for sale in prominent location of holme upon spalding moor, close to the A614 for coast travellers, holiday makers staying in the area, bikers, walkers, cyclists and local residents as well as builders and local factory workers.

We have build up a business struggling after covid hit from 35-40k per year to 65k per year in just 3 years. We are currently tracking for a 75k year this year.

We have our basic outgoings, rent, electric, water, bin collection ect that relatively stay the same plus our adjustable outgoings based on management, promotions, wage costs and supplier costs that will change with the new owners to create their own profit margin. At the moment our profit margin is £2,000 - £2,500 per month.

We have had the business value calculated based on the tangible assets within the business and non-tangible assets for example, good will and loyal customer base and the annual profit, which on average is £24,000 on the lower scale.

The Cafe has 5 tables, seating 18 at a time, with the potential for more seating outside.

The business has plenty of room for growth, we currently open 7 days a week 9am - 2pm however there is a bigger potential for opening earlier and later bring in more income, that we are not in a position to do ourselves.

The business is for sale at £42,000 but we are open to sensible offers.

The building is leased, at a very reasonable monthly rent of £500. The lease is to be discussed and decided on by the buyer and the landlord (or landlord agents) this will have nothing to do with us personally.

Two (possibly three) our staff members are interested in staying on, depending on discussions with new owners, if the new owners also had interest. They are both part time working 2-3 days each.
