About us and the house:

We are two housemates Ben and Andy looking to replace a friend who is moving out of a three-person shared house. The room is available in a nice terraced house on a quiet street close to the heart of Chapel Allerton in LS7. As well as the bedroom advertised, there is a front living room, a dining room, a shared kitchen and bathroom, a guest room and a spacious cellar. The bathroom has recently been upgraded to a good standard.

There is on-street parking as well as quick access to the main road with bus routes giving easy access to the city centre and elsewhere.

About You:

We would like to find someone friendly, respectful and reliable, as this is a house-share. We rent through an agency (I am not the landlord!), so we will sign a joint contract with the agency. The landlord requires that you are in employment or in full-time education: the agency will do a basic check of this.

This is a joint tenancy and we are jointly responsible for bills. We currently each pay £140 monthly in addition to rent, which includes all utilities, internet and council tax. We split everything equally between us, so if the rent or bills go up a bit, they will go up for all of us. There is a good internet connection with a wi-fi router and signal booster.

If you need to sometimes or often work from home, the front room or the guest room are ideal for this.

The location is also within 25 minute walking distance of the Universities.
