I am renting out my house due to moving from Manchester to London for work. This property is ideal for a family as the location has great school connections, and the area itself is quite neighbourly, although I am not opposed to renting out to indivudal people as a house share I think that this paticular property is more suited to a couple or a family, I am flexible with move in dates too and can do earlier if required which we can discuss, I know it is getting close to Xmas so I am happy to compromise if you would like to be in before then to have chance to settle.
The house is located on the Taylor Wimpey Harts Mead development, and the site itself has one road to enter the site so it is quite a nice community that has been established, and due to the layout it means it is nice and peaceful because it isn't used as a cut through route for cars. The site is almost fully built now but the building work is taking place mainly at the entrance of the site now so it isn't very noisy near where my house is located. Towards the back of the site there is a lovely forest loop walk that is perfect for dog walking, and you can also use it to head to Hartshead Pike if you wish to extend your walk. There is a bus stop just outside on the main road which is less than a 5 minute walk away and there is a tram stop a 20 minute walk away.Â
The property is comprised of three bedrooms, one of them I turned into a wardrobe but it can fit a double bed in depending on the lay out you decide on. The main bedroom has an Ensuite with a toilet and shower and there is a bathroom upstairs too. The property has three toilets in total, one being downstairs. The living room is very spacious and the kitchen is fitted with a washing machine and a dishwasher, it is also big enough to have a dining table and chairs and the cupboard under the stairs has a dryer fitted inside and shelving for extra storage, ideal usage as a pantry. There is also an electric car charger that has been fitted in the front of the property I currently use Octopus as my provider, and they do a great EV charging deal overnight.
I am flexible with keeping some furniture in the property. All the IKEA PAX wardrobes are free to be kept in if you wish, they are not fitted so can be individually moved to each room if required and the dressing table in there can also be left if you wish. The 2nd bedroom will be unfurnished but there is a bookcase in there currently that can be left if desired too. The main bedroom will also be unfurnished, aside from the other IKEA wardrobe in there. The sofa in the living room will not be included in this rental but I am happy to leave the TV stand, but no Tv will be included. We can discuss if you would like any coffee tables or anything leaving too and the dining table and chairs can also be included if desired but please let me know and we can discuss.
If there are any questions you have please do not hesitate to get in touch! This property means a great deal to me and I am sad to be saying goodbye to it. I want the next tenants to love and care for it as much as I have. I am happy for you to repaint any of the rooms as desired and I am open to discussing a tenancy option of longer than 6 months. I don't plan on moving back for a while so if it suits the right people I would be open to discussing long term options.
