Description

About the role

This is an excellent opportunity for someone with experience in property surveying, building maintenance or construction to play a key role in ensuring residents live in safe, secure and decent homes.

You will undertake stock condition surveys across occupied and unoccupied properties, collecting accurate data on building components, property condition, compliance requirements and future investment needs. You will also identify defects, hazards and maintenance requirements, helping the council make informed decisions about repairs, planned maintenance and long-term asset management.

Key responsibilities

Carry out stock condition surveys across council housing stock, assessing property condition, building components, lifecycles and future replacement requirements.

Collect, validate and maintain accurate property and asset data using mobile technology and relevant computer systems.

Identify building defects, hazards, deterioration and potential safeguarding concerns, escalating issues for further investigation or remedial action where necessary.

Undertake Housing Health and Safety Rating System (HHSRS) assessments and identify hazards, including damp and mould, in line with relevant procedures and legislative timescales.

Raise works orders, repairs, inspections and referrals where required.

Manage your own workload, diary and appointments to achieve survey programme targets and access requirements.

Liaise professionally with tenants, residents, contractors and internal teams, explaining the purpose of surveys and managing expectations effectively.

Support improvements in data quality and ensure housing stock remains safe, compliant and well maintained.

Work collaboratively with colleagues to improve service delivery and contribute to effective asset management.

Maintain high standards of health and safety, equality, diversity and customer service throughout all property inspections.

What we're looking for

To be considered for this role, you will ideally have:

Experience undertaking property surveys or working in a related construction, housing maintenance or building services role, or a relevant construction qualification.

Knowledge of residential construction, building components, property condition and component lifecycles.

Strong organisational skills, with the ability to manage your own diary, workload and appointments independently.

Excellent attention to detail and the ability to collect accurate survey data and produce clear, detailed reports.

Experience working directly with customers and communicating effectively with people from a range of backgrounds, including handling challenging situations professionally.

An understanding of health and safety requirements relating to housing and property inspections.

An understanding of equality, diversity and inclusive customer service. xjnqpsq

Confidence using Microsoft Office, with the ability and willingness to learn new software, mobile applications and asset management systems.

A full, valid driving licence and access to your own vehicle, insured for business use.
