Description

Role: Site Manager

Location: North Northampton

Contract Type: Freelance Temporary (Immediate Start - March 2027)

Sector: Social Housing / Planned Maintenance (Kitchens & Bathrooms)

About the Role

We are recruiting an experienced Site Manager to lead a fast-tracked planned maintenance scheme across Northampton and Kettering.

This contract covers internal refurbishments (kitchens and bathrooms) across occupied social housing stock. You will be responsible for operational delivery, subcontractor management, H&S compliance, and driving progress to meet strict project completion targets by March 2027 while maintaining high customer satisfaction levels.

Key Responsibilities

Operational Delivery: Oversee day-to-day site operations, managing trades and sub-contractors to maintain steady flow rates on internal refits.

Programme & Quality Control: Drive progress against the construction schedule, monitor build quality, and conduct sign-offs/snagging for completed kitchens and bathrooms.

Tenant & RLO Coordination: Work closely with the Resident Liaison Officer (RLO) to manage access schedules, address tenant concerns, and minimise disruption in occupied homes.

Health & Safety: Maintain strict H&S standards across all properties, ensure full compliance with risk assessments and method statements (RAMS), and conduct regular toolbox talks.

Commercial & Reporting: Track material usage, report weekly progress to the Project Manager, and manage site handover documentation.

Key Requirements & Experience

Social Housing Expertise: Proven track record as a Site Manager delivering internal social housing refurbishments (specifically high-volume kitchen and bathroom replacements).

Occupied Property Management: Deep understanding of working in inhabited properties and managing sub-contractors around resident access.

Certifications: Valid SMSTS, First Aid at Work, and CSCS Black/White Card (Asbestos Awareness is highly desirable).

Mobility: Full UK Driving Licence and willingness to travel across site locations in North Northamptonshire.
