Role Overview:

We are seeking an experienced Facilities Manager to oversee the day–to–day operations of a large, high–rise residential development. You will be responsible for ensuring the building is operated safely, efficiently and in full compliance with all statutory and regulatory requirements. The role involves full ownership of facilities and maintenance activity across the site, working closely with onsite teams to deliver a high–quality resident experience while supporting the long–term performance and integrity of the asset.

Key Responsibilities:

Lead and develop the onsite facilities and maintenance teamManage planned preventative maintenance (PPM) and reactive worksEnsure full compliance with H&S, fire safety and statutory regulationsOversee contractors and service providers, ensuring safe and high–quality deliveryCarry out regular inspections across plant rooms, apartments and communal areasManage Permit to Work systems and review RAMS documentationMaintain accurate records via CAFM and compliance systemsSupport lifecycle planning and capital works projectsMonitor utilities and drive energy efficiency initiativesEnsure all life safety systems are fully operationalProvide regular performance and compliance reporting

Experience Required for This Role:

Experience as a Facilities Manager or similar within residential or complex environmentsStrong knowledge of M&E systems and building maintenanceGood understanding of health & safety, statutory compliance and high–rise building regulationsProven experience managing contractors and service providersKnowledge of fire safety systems and compliance processesComfortable using CAFM systems, BMS and Microsoft OfficeStrong communication and stakeholder management skillsIOSH Managing SafelyNEBOSH General Certificate Relevant technical qualification (NVQ / City & Guilds or equivalent)IWFM membership or working towards
