The caravans measurements are 38ft x 12ft. The caravan is in a very good condition and has constantly been maintained with Haven throughout ownership. It is down a lovely cul-de-sac of only 7 caravans and has its own grass parking for 2 cars.

It features:

- Gas central heating in all rooms
- King master bedroom (with new mattress purchased the end of last season) with bath en-suite (rare for a lot of caravans!) and wall mounted TV/DVD player
- Twin bedroom
- Main family shower room with toilet
- French doors on to grassy area with picnic bench (included in sale)
- Dishwasher (only installed last year)
- TV/DVD in lounge
- All DVDs, games, plates, cutlery, tv’s etc

5 minute walk to the complex and 10 minutes walk to the beach.

Perran Sands has a range of entertainment and activities for families including an indoor pool with slide, outdoor pool and lazy river, mini golf, buggies, archery etc. along with a large arcade and entertainment venue. There is also an onsite restaurant along with multiple takeaways and a sports bar.

As owners, you get access to all of these along with privilege passes for family members. Owners events are also run throughout the year. You also get 15% off food and drink on site along with discounts at some local attractions.

The caravan is located a 5 minute drive from Perranporth centre where you can find a range of shops and also has a car park to access the beach. Perranporth is known for one of the best beaches in Cornwall for body boarding! You are also only a 15 minute drive away from Newquay.

We are only selling due to change of circumstances meaning we can no longer go down as often as we would like.

We do have a few bookings in this year which we would prefer to be honoured if possible (all funds will be transferred over). We have rented it out the last few years and have always covered the ground rent doing this. You are allowed to rent privately on Haven sites.

We do have a lot of repeating customers along with a Facebook page with 5000 likes and a Facebook group with nearly 6000 members(!) which could also be transferred over. We also have a website which we gain a lot of enquiries through. We get a lot of interaction and interests via these sources.

Current ground rent is £𝟴𝟴𝟭𝟱, plus electricity, water and non-domestic rates on top.

The caravan runs off gas bottles and these are replaced by Haven as and when needed.

The caravan is licensed until March 2028. However, there is no age limit for caravans on Haven parks so you can apply to renew this licence with Haven.

The park is open from beginning of March until end of November every year.
