Role Overview

We are seeking an experienced and proactive Interim Head of Repairs to lead our responsive repairs service and support the organisation in delivering compliance with Awaab's Law. This role is pivotal in ensuring the organisation is positioned to meet new legislative requirements around damp and mould, enhance customer satisfaction, and strengthen our repairs and maintenance operations during a period of change.

You will work closely with internal teams and contractors to deliver a high-performing, customer-focused, and legally compliant service.

Key Responsibilities

Lead and manage the responsive repairs service, ensuring effective day-to-day operations and oversight of contractors and in-house teams.

Drive the implementation of Awaab's Law, ensuring compliance with updated legislative requirements relating to damp and mould, especially around response times and reporting.

Work with Compliance and Asset teams to develop systems for identifying and proactively resolving issues related to mould, damp, and poor ventilation.

Oversee and implement a robust damp and mould action plan, aligned with government guidance and internal policies.

Deliver training and awareness sessions across the organisation to support cultural change and front-line staff understanding of new legal duties.

Ensure accurate recording, reporting, and monitoring of all repairs, with a focus on timely completion and quality assurance.

Lead a review of current repairs processes and recommend improvements to increase efficiency, compliance, and tenant satisfaction.

Engage directly with tenants, including those living in high-risk properties, to improve communications and build trust.

Work collaboratively with Health & Safety, Housing Management, and Legal teams to manage risks and mitigate liabilities.

Prepare regular performance and compliance reports for senior management and Board updates.

Essential Requirements

Proven experience at a senior level in repairs and maintenance within social housing or a related sector.

Strong understanding of housing legislation, particularly Awaab's Law and related damp and mould regulations.

Experience of managing large teams, including contractors and technical staff, in a high-pressure environment.

Ability to lead cultural and service transformation in a housing repairs setting.

Excellent stakeholder management skills, both internal and external.

Strong project management skills and ability to deliver to tight deadlines.

Knowledge of asset management, compliance, and health & safety regulations related to housing stock.

Desirable

Professional qualifications in construction, housing, or property management (e.g., CIOB, CIH, RICS).

Experience of working in an interim or turnaround role.

Track record of delivering customer-focused service improvements.

Familiarity with housing management systems and reporting tools.
