This is a first floor flat which has recently been renovated and redecorated, including a solid oak floor, new power shower cubicle, modern kitchen 2 large, bedrooms and a balcony that overlooks the River Orwell, Stoke Bridge and part of the Waterfront.

The flat features oak beams in an old maltings building that was professionally modified in 1985. The flat is extremely quiet with very little noise pollution. Security

There are 4 new progammable electric heaters, with temperature and on/off timers that can be set. (There is no gas in the building). Hot water is via an isulated immersion tank. The flat is well insulated with double glazed windows and a new patio door. The floor is 18mm of solid oak that has been pre varnished. Under the floor is a silvered rubber layer for both sound and heat insulation, under that is a thick chipboard layer and under that a layer of insulation.

Kitchen
There is a modern kitchen with a good amount of cupboard space. The flat is provided with a white Bosch fridge freezer. The kitchen has a built in cooker and hob with an extractor fan all of which are less than 1 year old. The kitchen is open plan with the living room.

The flat is plumbed in for a washing machine in the airing cupboard, which is located in the hall. This allows for a silent operation of the washing machine as the washing machine can be shut off from the living room via 2 doors.

Bathroom
Has a white bathroom suite and a large shower enclosure, the shower is fed from the immersion tank and has a dedicated shower pump to make it a power shower. The bathroom has a new click floor that is waterproof.

Bedroom 1
The main bedroom is large 5.2 x 3.3m. It has 2 x modern solid oak wardrobes, one treble and one double. The wardrobes have been fitted with soft pads so they can be relocated without scratching the floor. There is a wood double glazed window overlooking the car park. A single programmable heater is located in Bedroom 1.

Bedroom 2
Is the same length as Bedroom 1 but slimmer at 2.2m. There is wood double glazed window overlooking the car park. A single programmable heater is located in Bedroom 2. There is also a built-in wardrobe 0.9 x 0.9 with 3 x hanging rails and 3 shelves for shoes.

Living Room
The living room is a large open space, which is open plan with the kitchen.
The living room has a patio door to the balcony. There is also a separate lockable door to the balcony.

Balcony
Perhaps the best feature of the flat is balcony which overlooks the River Orwell. At this point the river is tideable so the level is constantly changing. The river is often frequented by Swans, Geese, Ducks Egrets and Cormorants. Shoals of fish can often be seen in the water and the previous tenants even saw a seal in the water from the balcony. To the left are views over Stoke Bridge, straight ahead for buildings and The Waterfront to the right.

Location
The location is very central for The Waterfront (quarter of a mile), The Railway Station (half a mile) and the town centre (half a mile). There are several nearby pubs, including the Steamboat, where Ed Sheeran used to play, before becoming famous, and the restaurants/bars for the Waterfront are a 5 minute walk away via Stoke Bridge.
