When this property last came up for sale, there were over 30 notes of interests and more than half of these turned into offers, such is the appeal of the flat, literally across the road from the tranquility of the Water of Leith.
Press the intercom buzzer for 60/3 and you’ll enter a traditional common entrance and stone staircase up to the first floor, where the flat is located on the left.
Once inside, you’ll head along the hallway into the Front Room (15m2). The flat is brilliantly placed with the waterfront and various parklands nearby. You can enjoy a stroll along the peaceful Water of Leith walkway. If you want to jog along to the promenade at Portobello Beach, you’ve got less than 3 miles to run.
To give a flavour of other amenities close by. First, eateries – daytime cafés, bistros, restaurants (including Michelin starred), all within a few minutes' walk away. For a drink out, just pop along to the Roseleaf Bar.
Secondly, retail shopping – apart from the usual places (lots of units in Ocean Terminal), there is an established outdoors & sports wear shop a 3 minute walk away. If you need to be fitted out for formal day and evening kiltwear, an old established kiltmaker, the same distance.
Other attractions include the cinema in Ocean Terminal, the Royal Yacht Britannia and slightly further afield football and rugby grounds offering up highly competitive games.
The flat is an ideal property for two professionals or couple, all non-smokers. In addition to excellent transport links into the city (and nearby arterial routes leaving the city) there is free on street parking nearby. The tram stop is not too far away - taking you up into the centre of town or out to the airport and your flights off to some exotic location.
