The caravan is modern throughout and as it is only 9 years old is in excellent condition, no smokers or pets. There are 2 bedrooms, an open plan lounge/dining area with a large comfortable sofa (with sofa bed) and a fixed table and chairs with a feature middle partition housing the electric fire and smart TV, cleverly giving you two defined areas but still open plan. There are full length glass patio doors opening onto the large decked area making the most of the outstanding views and also patio doors as you enter from the side steps.

There is gas central heating throughout and double glazing and WiFi is installed. A parking bay is to the front/side of the caravan and also an outside shed with a washing machine.

There is currently just under 10 years lease remaining (until March 2035) and the fees for the year are around £3,800 and due in March 2026.

The park is strictly for owners’ usage and no subletting is allowed, although you are allowed to let your family and friends stay/use the caravan if you wish.

All viewings are strictly by appointment only and the park will need to meet the new owners and a proof of residential address will need to be provided – this is not a residential caravan (you are not allowed to live on the park).

The sale price is £31,950 - If the full purchase price is paid, I am willing to include the site fees up until March 2026 and also the washing machine and the decking furniture, which are both less than a month old.
