Our Portfolio consists of over 70 properties and for your peace of mind we can advise that it is very carefully managed to ensure that we are never oversubscribed and can dedicate as much time and effort to our valued clients as they need. This is the opposite to most other agents, who focus on the number of clients rather than the quality of their service.
Our current ratio of Properties to Property Managers is 6:1 and this enables our team to be on-hand and provide a proactive service at all times - ensuring you have as much time as you need.
We place transparency at the forefront of everything we do and our clients benefit from being fully involved in all day-to-day decision making for their properties.
Property Finances for all of our clients are meticulously reviewed on a daily basis by our property management team as if they were our own. We also provide regular reports, which provide an in-depth analysis on everything from income and expenditure, budget vs actual variance reports, arrears reports to bank statements.
In terms of the handover process, we would take care of every aspect of this on your behalf ensuring all management documentation, service charge funds, Leaseholder and supplier details are transferred seamlessly. Fitch | Taylor | Johnson provides a streamlined management transfer service for all new clients, allowing the property to continue to be managed without any interruption.
Service Charge and Reserve Funds would be transferred into dedicated client bank accounts in the name of your property in accordance with both RICS and Landlord & Tenant legislation. You will have access to every aspect of your finances 24/7 via our dedicated Lessee Portal.
