In 2019 Warmans will be celebrating our 160th birthday. We are a company that specialises in apartment block management and maintenance. Established in Islington Central London in Dickensian times, our Islington office remains in its original location. Our head office and administration centre is in Bedfordshire. We have satellite property management all around the UK
We are very proud of our heritage and like to think we embrace a lot of the traditional values that have served us well for over one and a half centuries. Communal living has become more prevalent as land space in our towns and cities has become a premium. Most people will now live in a flat or apartment at some point in their lives .This may be as they step onto the property ladder or in later life as they downsize. For decades investors have looked to the property market for rental returns from the less volatile investment in bricks and mortar. All of these people are typical of our client base. Whilst they all may have slightly differing agendas the one common theme is the robust management and maintenance of their property be it first home, retirement apartment or part of a property portfolio.
Our ethos in Victorian times remains the same today, with the overriding belief that the prime role of a property management company is to FIX STUFF. In the

days of corporate mission statements and social media overload, we remain convinced that our clients are more interested in the repair of a leaking roof than Facebook posts!
We see good property management as two sides of the desk. Firstly to repair and maintain the buildings entrusted into our stewardship. Secondly to make sure financially and fiscally the bookkeeping provides that funds are collected and accounted for to facilitate the upkeep of the buildings. The maintenance and management functions require two completely different mind sets. Maintenance is the front line and requires a presence at the coal face. The management is basically the administration and paperwork which is best processed centrally by a dedicated administration team.
Apartment Block Maintenance
London
Warmans apartment block portfolio has its roots in central London-our 150 years plus as a recognised Islington business became the gate way to new clients in all parts of London and are portfolio includes The West end , the City, the East end and outlying suburbs both North and South of the river. The common feature with all of these blocks is our block managers and maintenance team are an ever present on site. Our London Property managers are on hand to deal with enquiries. More importantly our in house

maintenance team are available to carry out most of day to day repair function. Residents get used to seeing our crew and their liveried vans on site.
Nationwide
We look after portfolios in Kent, the Liverpool/Manchester Northwest conurbation and as far afield as the Lake District. This expansion from our London Heartland was entirely due to our existing clients requiring our services nationwide. Warmans do not advertise and every new block is the result of either an existing client or a professional contact recommending our services.
Where there is the demand we establish satellite property managers and contractors to provide a local presence for our customers. We currently have this arrangement in the North West and East Anglia. We also have project managers in place in Essex, Brighton and Liverpool.
Administration and Finance.
We have a dedicated team based at our Hatley St George Head Office that handle the day to day paperwork. All of the service charges are issued via central systems and the bookkeeping process is based at Head Office .
All of our blocks have their own individual bank account within our client account portfolio and each block is independently audited by external independent accountants annually to provide the blocks annual service charge accounts for the leaseholders. Each bank account is ring fenced and within a trustee client account arrangement. The external accountant will be provided with all invoices and receipts as part of the annual accounts protocols.
Call Centre
Our Freephone number 08000 383858 goes directly into our UK call centre.
We provide this service from 8-6 Monday to Friday and 9-12 on a Saturday. There is an out of hours voicemail facility also. Every call received is logged and produces an e-mail that is issued to the individual responsible for the day to day management of the block concerned.If an out of hours voicemail is received an e-mail goes to director level advising to access out of hours voicemail for the message left.
Each property manager has a direct e-mail and customers are encouraged to establish a direct relationship with their dedicated Property Manager.

All new managements are individually managed at director level for a minimum of 12 months.

What Next?
We firmly believe that the foundation of good property management is good communication. We never take on a new client without meeting them. We will always want to visit the sites involved. We do not believe in hard sell and take the time and opportunity to establish and build relationships with our clients.
Taking time to meet and discuss potential projects with new clients is an important part of our management process. We take our time prior to appointment for fact finding and needs analysis. Every apartment block is different and time spent initially talking through requirements enables us to tweak and tailor our services to individual circumstances.

Warmens Property Management have been successfully managing a private estate for the last 2 years. This estate has had complex legal issues and Warmens have successfully managed to navigate all issues on the estate. As a director of the Twentypence Management Company I would highly recommend thier services. I have found them to be professional, diligent and extremely competent.

Have looked after 2 of my properties for over 10 years and have run it cost effectively. During the recent EWS1 crisis they saved the block over £200,000 worth of costs with their calm methodical approach which was greatly appreciated

Since Warmans have taken over the management of our complex, we have seen huge improvements in all aspects. Even the contractors they employ to do jobs in the complex do an amazing job. Our previous management company allowed our complex to fall into a bad state of disrepair. Within a year of Warmans taking over, we have had numerous repairs done, and all of a good quality and in a timely manner. We have recently had our car park repaired and resurfaced, and the contract company has done a fantastic job. Very happy and impressed with all the works that have been completed.

Warmans are supposedly employed to manage our site, but they do nothing. The site is a mess, and they do nothing about requests to tidy it up, even though they charge us for this "service".
