Description

Branch Manager – Lettings & Property Management

Location: Leamington Spa and surrounding areas

Salary: GBP40,000–GBP50,000 basic (DOE) + performance–based bonus

Contract: Full–time, Permanent

Working Hours: Monday–Friday, 09:00–17:30 and 1 in 4 Saturdays, 09:00–15:00

About the Role

We're seeking an experienced and motivated Branch Manager to lead the day–to–day operations of our clients Lettings and Property Management functions. You'll be a key driver in ensuring the smooth and compliant running of the branch, while providing empowering leadership to a passionate and high–performing team.

You'll oversee both residential and student property portfolios and play a vital role in delivering exceptional customer service, growing revenue streams, and ensuring operational excellence.

Key Responsibilities

Lead and motivate the lettings and property management teams to meet performance targetsDeliver customer–centric services aligned with business objectivesTrain, develop, and support team members to achieve individual and branch goalsContribute to wider leadership initiatives and process improvementsBuild and maintain strong relationships with landlords, tenants, and stakeholdersDrive new business through property valuations and winning instructionsIdentify and implement opportunities to increase revenue across lettings and property servicesOversee the onboarding and setup of new propertiesOversee a diverse portfolio (residential and HMO), ensuring operational excellence and legal complianceEnsure the team is up to date with legislation and trained accordinglyManage escalated landlord and tenant issues professionally and efficientlyLead on seasonal operations and major maintenance or refurbishment projectsMaintain compliance with safety standards, data protection, and money laundering regulationsReview and present operational performance against KPIs and targets

Key Skills & Experience

Proven experience in lettings or senior lettings management rolesStrong knowledge of the local property market and lettings legislationExperienced in managing residential and HMO portfoliosSkilled at valuations, negotiations, and business developmentExcellent leadership, communication, and interpersonal skillsStrong organisational skills with the ability to manage multiple prioritiesAbility to resolve complaints and escalated issues effectivelyProficient in property management software and Microsoft OfficeConfident in financial oversight (invoices, budgets, reporting)Own car and willingness to travel locally
