Lodgers Fees & Charges

Mandatory charges associated with the setting up of your Occupiers Licence

There are various fees and charges associated with renting a property that you should be aware of when considering making an offer on a property. More detailed information is available upon request.

Preliminary Charge - One and a half weeks rent of the property price you apply for.

These charges are all inclusive charge which covers the preparation of your Occupiers Licence agreement, referencing and the inventory check-in. It is not collected until the landlord has, subject to contract and references, and your offer has been accepted. If the Occupiers Licence does not proceed for whatever reason we will refund a proportionate amount of the charge based on work undertaken and costs incurred.

Other funds you should allow for

Holding deposit receipt Fee of Intent – To be agreed with you - £400.00

We may require a Fee of intent as confirmation of your intention to proceed with the proposed Occupiers Licence. This will be put towards your first rental payment and will only be refunded if our client chooses not to proceed. Payment of this sum does not constitute the granting of a Occupiers Licence.

Rent in Advance – One Months

You will usually be required to pay One month’s rent in advance.

Deposit – Equivalent to either a One month rent.

Other Charges
This charge applies when you wish to replace a named tenant with another tenant part way through your Occupiers Licence and your landlord has agreed to the change. Please note that the replacement applicant/tenant will be charged separately for referencing in the sum of £50 per applicant/lodger each.

A charge of £150.00 will be made to each applicant/lodger(s) for any name changes during the Occupiers Licence. Please note this charge is per applicant each who is applying to be on the Occupiers Licence.

Charges if you renew your Occupiers Licence

Renewal Occupiers Licence - £150
This charge covers the cost of preparing a more extensive renewal document where changes to the terms agreed dictate.

Potential charges at the end of your Licence Agreement

Future Landlord Reference - £40

This charge applies when you ask us to provide a reference to a future landlord.
Potential charges on default off rent payment

A charge of £50.00 will be made to tenants for sending out overdue rent reminders. All rent arrears will be passed to a debt collecting agency and a levy of 20% will be imposed to cover costs.

There are a number of charges made in connection with the management of lettings falling into arrears:-
a) Monthly management fee £50.00
b) Solicitor’s Letter £25.00
