Lovely, 3 bedroom detached house for rent in Warden Bay (Isle of Sheppey - Kent). It’s in fantastic condition and is ideal for a couple or small family.

About the house: Front door opens into a hallway with access to stairs, downstairs WC (with small sink), lounge, a small broom cupboard and understairs storage.

Carpet or tile (in kitchen and bathrooms) throughout.

Open plan lounge / dining room has a bay window at the front and French doors leading to the garden.

Kitchen with electric oven, gas hob, 1 space for washing machine (not provided) and 1 space for fridge/freezer (not provided).

The back garden is lawned and fully enclosed with a wall and side gate access (with an outside water tap).

Upstairs is a fully tiled bathroom, with corner bath and shower (situated in bath), airing cupboard, loft access (for storage only), and three bedrooms.

Two are a good size (able to fit double bed) with fitted mirrored wardrobes, and the third is small with the stair bulkhead in it. It'll be ideal as an office, spare, or baby/toddler room.

Out front, there's a small, garden area surrounded by hedges (to remain), and to the side of the house there's off-street parking/driveway which can accommodate 2 cars.

About the area: You’re less than a ten minute walk to local shops, a pub, village hall/playground, and beach. Plus the primary school is roughly a fifteen/twenty minute walk from the house. In the summer months, you're also a short walk from a large boot fair and Leysdown promenade, where you have pubs, arcades, a few shops, a doctor's surgery, and takeaways, etc. There's a local bus route that will take you around the island (and to the train station in main town of Sheerness, where you have a Tesco's. Morrison's and Aldi are also on the island) - this is about a 5 minutes walk from the house.

The area, on the whole, is a quiet place to live. Please note though, it is semi-rural. Ideally you'll need transport or access to transport because of the location. Do some research as to whether this area will suit your lifestyle.

Important part! We will require full references (if you're currently renting, one will need to be from your landlord.). We'll need identification (usually driving licence/passport and utility bill from last 3 months will suffice), etc. and a deposit to be paid of five weeks rent, plus first month's rent in advance. A tenant reference from a reputable company will be obtained.

Required - One month's rent in advance (£1375) plus five week's deposit (£1586.53). This totals £ 2961.53 (cash or direct money transfer only please) needed in advance of moving in (and this total isn't negotiable).
