I am looking for a tidy and careful tenant to move in around 2nd December and to stay long term – ideally at least 12 months.

The lease is a Private Residential Tenancy Agreement, minimum 6 months and I am a private landlord (registration no 189358/230/25270) who likes to look after my tenants. I am now looking for a new tenant who should be able to demonstrate that they will be responsible, reliable, tidy and employed. No smoking and No Pets please.

Newton Street is a cul-de-sac in the Gorgie area of town, and this ground floor flat is street facing, up near the top (quiet) end of this short street. The location is very convenient for schools, many shops and excellent bus services. It is a 20 minute walk to Haymarket station and the west end. There is free on street parking.
The monthly rent of £595 does not include council tax (Band B, currently £1229 per annum) and ultility bills, which the tenant is responsible for. £850 is also required as a deposit which will be placed in a certified deposit scheme.
