The house is on three floors with a floored loft space above the third floor and plenty of storage space in various areas.
Third Floor.
The third floor used to be 2 bedrooms accommodating 2 children. The dividing wall was removed and the entire floor was renovated back to the stone walls. The stone walls were properly treated, re-wired and new internal walls fixed. The result is a large bedroom with two double-glazed bay windows and a Velux window. There is a wonderful, unobstructed and peaceful view from the front bay window right along Loch Gilp into Loch Fyne. The rear view looks over the garden and into the town.
Twin radiators make this a comfortable and warm room.
Above the bedroom is a full-length floored loft with further storage into the walls and above the staircase. The top landing area affords a lot of storage space with cupboards into the roof space.
The staircase is fully carpeted and the carpets are all included.
Note: If you are 5ft 9 or above your head will touch the bedroom ceiling on the third floor. This is just the way the house was built and we did not raise the entire loft floor up a few inches.
Second Floor.
This floor has a living room and a bedroom. There is a large storage area under the staircase. The central heating controls and hot water tank is in the bedroom in the built-in wardrobe.
The view from the living room is the same as the third floor bedroom.
The living room is large and benefits from 2 double-glazed windows giving plenty of natural light. The property receives 5G internet from an EE router on the window-sill.
Twin radiators and windows in this room make it a fantastic retreat in the winter and easy to ventilate in the summer.
The bedroom is off from the landing and is very peaceful and warm. The hot water system is installed inside the corner wardrobe storage. This is a very comfortable room.
The whole floor was renovated back to the stonework, treated and re-decorated. Everything is new and nothing needs to be done.
The carpets are new and the same colour throughout. The staircase leads to a small hallway and the brand new UPVC front door. This area was completely redone and repainted.
Ground Floor.
There is a lot to say about the ground floor.
The kitchen area was re-decorated but not changed significantly. It is well lit and has a new double-glazed window with a window seat. The original cupboards and sink were left in place as they create the character of the kitchen. It is large and has plenty of power points. The tiles are colourful and the kitchen was furnished with 1950s style brand new matching equipment. We can leave all the equipment if you like. The Bosch washer/dryer and fridge freezer and all other items are less than a year old.
The wooden floor was covered with a large rug. We did not get to sanding and varnishing the floor but it works as it is.
The hallway to the back door has the third bedroom off to the left.
This room has new laminate flooring and was re-decorated. This is a warm room and the single radiator benefits from the oil boiler outside. The boiler is quiet and recently serviced.
To the right is the bathroom.
This was completely stripped out and refitted. Everything is new and the room was fully treated and damp-proofed back to the stone. The bathroom was extended back into the kitchen alcove under the staircase to fit a full-length bath. There is a shower-head attachment.
The Garden
Through the back door is the fully fenced (6ft fencing) and private garden. The neighbours are not a problem. The garden is dog proof. The garden is about 5m wide and 20m to the summer house. It extends past the summer house and shed by another 20m and opens out again down to the back gates. You could fit two vehicles in this area if you wish. The garden is low maintenance with a round pebble covering. We have artificial grass in some areas but this can be rolled up and removed easily.
The entire garden is completely secure with high fencing and our dog was entirely safe in the garden.
The garden is a sun-trap and almost completely wind shielded.
Summer House
The summer house is a beautiful wooden construction with a patio. There is plenty of room inside for a sofa bed and a home office.
The summer house has 3 windows and internal lighting and four power points with the appropriate power units and isolator switches fitted. It is powered by a separate underground cable from the main board and fitted by a certified electrician. It works very well in the winter with a few minutes of heating.
Shed
The shed is large and secure. It has four power points and lighting via the same cable to the summer house. It is fully floored and damp free.
Oil System.
The oil tank is at the end of the garden. 1200L kerosene. The oil boiler works really well and guarantees a warm house and plenty of hot water independently of the electricity supply. Oil prices vary but a full tank lasts half a year and the electric bill is about £150 per quarter.
