Astonishing property in Peru with beautiful views and lots of potential.
The land was bought in 2015 and was originally a 7 hectar property. 6 hectars was sold and 1 hectar with a house in the shape of an 8 (two circles, one small and one bigger) remains.
The pictures were taken back in 2018 when the house was finished. It has been rented out until December 2024, by someone who didn't take well care of it, and the house was left in a bit of a mess. Due to not being able to travel to Peru the past years, the house is still in need of some work, but would make a beautiful place to live for people looking to grow their own organic food and live in silence listening to bird songs and nature. The property is located at an elevation of about 900 metres above sea level, and the closest city is Lamas which is a beautiful little town. Tarapoto is where the airport is, with connection to Lima by flight in about 1,5 hours.
The construction is solid, but the roof on the second floor needs changing, and there might be some moisture issues in the first floor of the small circle. First floor consists of one big bedroom (in the small circle) one bathroom, one kitchen and one living room in the big circle (both connected. Second floor had a wooden ladder outside the house which unfortunately isn't there anymore, but you may construct a new one either on the outside or on the inside of the house. It has also one bathroom, and a large space that currently doesn't have anything there but with a magnificent view of the valley below. There's also a river in walking distance of the property with a beautiful bathing spot.
The land was originally a part of a sugar cane farm and while I am not sure whether peticides were used on the land before, there has not been used pesticides here the past 10 years ever since I bought it. It offers the possibility of making an off grid community or eco village. You don't have to ask permission to build anything here. You can grow everything from cacao, avocadoes, mangos and coconuts to cashews, figs and cherimoya. There were planted a few citrus, mango and avocado trees but unfortunately as I wasn't able to be present and nobody took care of them, they might have perished as the vegetation grows very rapidly.
House was constructed in bricks and cement. It has been connected to water earlier but at the moment there is no water source. You can buy your own water source, tap into the communal water from the local village or drill for water.
Also no electricity but good for off grid living or you can connect to the grid as posts are closed by
The price is either 25,000 euros or
€800 for 36 months, no deposit required, the property can be yours in 3 years, no deposit required. Upon signing rent to own agreement you'll be given the keys to the house and exclusive and full right to do as you please with the whole property without any interference from owner (me) and upon completion of 36 months payment the deed with title will be transferred into your name.
