Atelier88 is a beautifully renovated large, traditional Spanish stone house in the heart of rural Andalucia in the popular town of Alcalá La Real. The property is situated close to the historic Moorish fortress, La Mota, which attracts visitors from far and wide. The house has been lovingly restored to an exceptionally high standard and retains many of its original and traditional features. Old beamed ceilings, thick walls and archways give this house a charming yet elegant character. One Spanish guest described it as 'a place with Duende'. Such is the charm and je ne sais que that makes this place so special.
The Bed and Breakfast business was officially launched in May this year and has gone from strength to strength with fabulous reviews from guests on both Booking . Com and TripAdvisor and also from the Andalucian Tourist Board. We have obtained all the licences necessary for the business and all the relevant legal paperwork is in order. The new business has had a promising start and we've taken a good income so far this year. Now that Atelier88 is on the map, we expect to have an even busier 2018. It is currently the highest scoring accommodation in Alcalá La Real.
Alcala La Real is a very friendly and popular market town nestled in the hills of the Sierra Sur at the southern end of Jaén province. Granada airport is 45 minutes away and Malaga airport is 1.45 drive. The surrounding countryside is hilly and the Sierra Nevada mountains can be seen in the distance. This beautiful part of Spain is the largest olive growing region in the world and the local farmers produce some of the best olive oil in the world. Alcalá is a popular place for people to stay en route to either Granada or Cordoba and is part of the ancient Ruta del Califato - a main trading route from the time of the Moors. All along this route are ancient castles and citadels, and pretty whitewashed towns. The town is also on the southern most pilgrimage route up to Santiago de Compostela, the Camino Mozárabe. It is also a popular cycling route and included in the famous La Vuelta cycle race.
There are lots of great little shops, bars and restaurants. There are good schools and an excellent youth centre. In short, there's lots going on. It hosts a huge music festival every summer and there are lots of festivals and happenings going on throughout the year. Flamenco, fiestas, ferias, the famous parades of Semana Santa and outdoor concerts and plays in the summer months. There’s also a fabulous theatre and several venues for music and shows. In the centre of the town there is a pleasantly landscaped park with a great café and bar and restaurant. All the locals congregate here, especially on a Sunday and in the evenings. Fountains and a bandstand and a well equipped children’s playground make this a great meeting place for everyone in town.
The accommodation comprises a traditional style kitchen with Smeg Victoria range cooker and matching extractor hood. Kitchen units with gingham curtains and traditional Spanish tiles on worktops and walls.
A large dining room with moorish wall lights and an economic wood pellet burning stove.
Downstairs toilet with traditional hand painted Andalucian tiles on the walls.
Pretty hallway divided in to three sections.
Staircase leading to half landing off which is a study/office/Snug
On the first floor landing there are three bedrooms, all decorated in a simple but elegant style. One of the bedrooms has an ensuite shower room, the other two bedrooms share a large family sized bathroom.
One of the bedrooms has its own sitting room attached.
On the top floor there is a large bedroom with ensuite bathroom and huge storage area. This large room could easily be split in to a further bedroom and bathroom if necessary.
Outside there is a gorgeous, generous sized Moroccan themed patio/garden with Majorelle blue painted walls and a variety of plants including palm trees, bamboo and lots of varieties of cacti and succulents. There is also a newly built pergola under which there is a good sized seating area with comfortable chunky rattan furniture and a glass topped coffee table.
Off the patio area is a large studio space which was formerly a dairy. This purpose built studio could easily be turned in to extra guest accommodation or a ‘granny annexe’ as it has plumbing at both ends and central heating. Two large French windows at either end look out on to the garden. The roof and the walls of the studio are insulated.
The special feature of the patio area are the 'Floating tiles'. The base of the entire patio area is actually raised on a metal construction and the tiles are floated on top. This type of outdoor floor design is expensive but means that when it rains, no water collects on the patio itself, Instead it drains away between the tiles and goes straight in to the drains.
There is room also for a small plunge pool at the back of the patio. I had imagined one day that I might build a raised Moroccan style pool. Something to think about if you felt the need for somewhere to cool off.
The old bodega/cellar next to the back door of the house, houses the central heating boiler, hot water tank, water softener machine and washing machine. It’s also an extra storage area and has plenty of room for drying clothes.
The Nuts and Bolts
The house has recently had a new efficient wood pellet central heating system installed. All the electrics and plumbing are new, as is the roof, windows, doors, floors and all the plastering The bathrooms are all fitted with high quality bathroom fittings and decorated with ceramic floor and wall tiles. All the building and renovation work has been carried out to a very high standard by a highly regarded construction firm, under the watchful eye of an architect and a technical architect, we also have our trusted business accountant and lawyer if needed.
Our plan was to stay here for a long time, especially as we have done so much work on the house and setting up the business. However, one of our daughters has recently relocated to northern Spain and she is now expecting a baby early next year. The pull of family life is too strong and so we have taken the decision to sell up and relocate to be nearer her.
This house would make a stunning, spacious family home or it could continue to run as a successful Bed and Breakfast. There is plenty of scope for extra accommodation. The current licence is for 8 paying guests. If you're looking for a super 'off the peg' new business, Atelier88 would make a perfect choice. Everything is ready to go, even bookings for next year.
This is an absolutely golden opportunity to acquire a superb house in excellent condition in a beautiful and popular location without all the headaches and hassle of buying something and then having to start from scratch. If you want a lovely house, or the chance to make a new life in a beautiful, unspoilt part of Spain, now's your chance!
