Senior Property Manager - Residential Estate Agent - Belfast Hays is proudly working with one of Northern Ireland's leading independent estate agencies, with a strong reputation for residential sales, lettings, and property management. With a well-established brand and growing portfolio, they are seeking an experienced Senior Property Manager to support the continued growth and success of their Lettings & Property Management team.
Your new roleAs a Senior Property Manager, you will play a key role in managing a residential portfolio while supporting the Head of Lettings & Property Management in delivering departmental objectives and driving business growth. This is a client-facing role requiring strong relationship management, operational oversight, and a proactive approach to service delivery.
Key responsibilities will include:Managing a portfolio of residential properties, ensuring full compliance with all relevant legislation and regulationsActing as the main point of contact for landlords and tenants, building and maintaining strong professional relationshipsCoordinating property maintenance and repairs, liaising with contractors to ensure works are completed in a timely and cost-effective manner.Conducting regular property inspections and ensuring any issues are promptly addressedManaging tenant onboarding, including referencing, lease agreements, and move-insOverseeing rent collection, arrears management, and deposit handling in line with company procedures.Handling tenant queries, complaints, and disputes in a professional and efficient mannerProactively managing lease renewals to maximise occupancy and revenuePreparing and issuing client reportsEnsuring all health & safety and compliance requirements are met, including certificationsMaintaining accurate property and tenancy recordsSupporting business development by identifying opportunities to refer clients across the wider business (e.g. New Homes, Resale)Assisting the Department Head with the day-to-day running of the departmentCoaching and developing junior team membersContributing to overall departmental targets and maintaining strong client relationshipsWhat you'll need to succeed3-5 years' experience in a residential property management roleStrong knowledge of residential tenancy legislation (advantageous)Excellent communication and interpersonal skillsHighly organised with strong attention to detailAbility to manage multiple priorities in a fast-paced environmentWorking knowledge of Microsoft OfficeFull UK driving licenceWhat you'll get in returnCompetitive salary and benefits packageOpportunity to join a well-established and highly regarded local agencyCareer progression within a growing businessSupportive and collaborative team environmentWhat you need to do nowIf you're interested in this role, click 'apply now' to forward an up-to-date copy of your CV, or call us now.If this job isn't quite right for you but you are looking for a new position, please contact us for a confidential discussion about your career.
