This year you could be sitting in the middle of the lovely and pictuesque mid Wales hills and valleys. Sat on the decking, relaxing next to your own piece of idillic countryside or cosying up in comfort watching the stars in the sky with not even the flicker of light pollution to sully yourview. Seem to good to be true? Allow me to show you possibilities.

Starting outside, you have a gigantic grassed area compared to most other sites, private path to your secluded paved patio area. Continued with a large raised white upvc decking frame with classic charcoal grey wood sim decking, already giving modern yet stylish entrance. Brand new upvc single full length front door with 3/4 sidewindows and brand new upvc double full length glass patio doors at the front again with 3/4 side panel window, offering wonderful views and lovely air flow during the hot summer months. The metal storage shed and the decking furniture is all included in the sale too.

Moving inside to the living room, decorated in gentle off whites and opulent brass and gold accents, offering stunning luxury without being pretentious. A choice of seating on the matching, comfortable and freestanding three piece suit. A single reclining sofa chair for one who likes to kick their feet up, a 360 (degree symbol) rotating sofa chair for theperson who likes to face the conversation regardless of where it maybe held. Also boasting a three seater sofa with a secreted away spring and strung double sized fold out bed which is surprisingly more comfortable than we expected. A wonderful glass inlaid coffee table with matching tv stand with a rotating top to easily change angles if needed, built in CD and DVD rack for the classics, shelf space for accompanying tech and a large drawer to pack away anything extra needed close. There is a built in breast wall with fantastically warm and efficient electic fire with flame sim lighting. A glass display cabinet with built in lights, plenty of storage and what can be considered a very rare appliance for a static, the controls to the built in sound system that can play music throughout the whole caravan, including the bathroom so singing in the shower couldn't be easier. As well as the lighting in the display cabinet, the main room light has a built is fanwith chain and wall switch operations, mirror with light above the fire and multiple wall sconces to make sure you have the perfect lighting for whatever mood ambience you're going for.

Heading further in to the kitchen and dining room, there is a freestanding dining table and chairs to comfortably accomodate four with adjustable light fitting to suit function, date night romance or family fun games nights. The kitchen is an off white cabinets and black granite look worktop, country inspired style decoration. The worktop space is second to none utilising all the space possible with an island which not only gives more food preparation area but also creates agentle divide for definition in the room. A stunning half range grill andoven will keep you in the rustic and countryside feel while cooking and aglass saftey lid to protect little fingers from the hobs, to provide even more work space if you need it. The glass lid most importanlty has a wonderful built in safety feature, in the event of cooker top accidents, closing the lid is an automatic gas cut off, so you can cook with confidence. Just in case you still need a little more reassurance of safety, there is a fire extinguisher fitted as standard requirement butalso a fire blanket fitted as extra. There is a space for either a fullsized washing machine or a dishwasher, as preference is polarising, we've opted to leave the space for the new owners to fill at their choice. There is a brand new, fullsized 50/50 fridge freezer with builtin water dispenser and more cupboard space than one could reasonably use thorughout the whole kitchen.

Moving into the enclosed hallway, large mirrored wall, sky light styled lighting, with a radiator. Here is also access to the boiler cupboard, housing a brand new combi boiler for central heating throughout. There is a Floe unit fitted which is a device used in the drain down, using air pressure, it can drain the water and heating systems completely to make sure there is no water left for cold weather to cause any bursts,ever.

A little further up the hall is the master bathroom, of course there's a toilet and a sink, large storage cupboard for bathroom essentials, a towel radiator and extractor fan which all come as standard as one would expect but...

The shower is a seperate beast all together, double wide, high rimmed, glass door are all lovely things it has but the temperature contol andthe water pressure is amazing. Need to warm up after walking the dogon a brisk autumn morning, dive right on in. Had a long arduous drive? step right in and let the water give you the best massage your back and shoulders will have ever had from a shower. The dog or little children need cleaning down, pop the plug in and fill for a child safe shallow bath.I will mention the two seats in there and then leave those possibilities to you and your imagination...

Getting your mind out of the plug hole, we're moving ever further downthe caravan you, by this point already wanting to call your own. Enter, the double bedroom, great for children or friends, with two single,free standing beds to accomodate seperately or push together for a double bed. Over head cupboards and shelving for plenty of storage, along with wardrobe, drawers and a mirrored dressing table, under andaround shelving and matching stool.

Finally, we arrive at the master bedroom, not to over state it too much but Opulent. I'll leave most of the description for the pictures to do it justice, but you won't see much more of a spacious master bedroom in any other static. There is plenty wardrobe, drawer and shelving space in this room with floor to ceiling windows, which are both fire escape windows hoping they are never needed. The en suite offers the most convienient of conveniences, we have a consertina door fitted to help with a mobility disability but we do have the orginal door with the fitting if the new owner wants to restore it to original.

The site operates with a seperated car park so cars aren't seen as eyesores around all the lovely gardens and green areas but you can still pullup next to your van to drop shopping off etc. Allowances are made for disabled access, as we could park near our van for this reason.

The site where the static is situated has some great features too. As a owner at the site, you would have full access to a well stocked games room with free pool table, not a cheap fold down one, one you would find in a pub or pool hall. Small book, video and board game library, anda bathroom with baby change facilities and a full wet room shower. A playing field with childrens playground frame, football goal, golf putting, table tennis and giant checkers, with wheelchair ramp access in case it's needed. There is a nature pond with plenty of space to setup, I'm not an angler so can't speak to how good it is though, but it looks lovely. Above, looking down onto the pond, scenic picnic benches and water features for relaxing lunches or somewhere to star gaze in peace. On site laundry facilities, pay phone in emergencies and information stations. There are on site gatherings for different occasions, the biggest being fundraisers for the Welsh Air Ambulance,a fantastic and necessary service being lost deep in the incredible countryside. Recently, there has been a birds of prey centre opened onsite which can be explored and watch them while they're outstretching their wings. Talking of wildlife, whether you are a fanatical ornithologist or you just like seeing cute bunnies and robins everymorning, you'll be at home here.

Two major towns Welshpool and Newtown, are within 20 minutes nearby, with convienience stores even closer in case you ran out of milk for your morning coffee. Welshpool has the historic Welshpool & Llanfair railway Preservation where you can ride the old mining steamtrains from wonderfully restored stations. Tescos with petrol station, Aldi, B&M and a McDonalds. There is a shopping highstreet with a sweet shop that selling American candies and drinks, and the most perfect icecreams on a hot sunny day. The Smithfield Bell is a Brewsters Fayre kind of pub/restaurant with deals and incredible meals.

Newtown also has a single screen cinema, huge playgrounds, playingfields, fishing and picnic spots along the River Severn, they have amassive event once a year with foods, drinks, entertainment, clubs andsports stalls fayre. For shopping, Tescos with petrol station, Aldi and a McDonalds but differs from Welshpool with a Morrisons, PoundStretcher, Argos and a Lidl. Excellent highstreet with plenty of cute little coffee shops and an indoor market. There is a swimming pool and a gym that you can pay as you use, no membership required.

The site is open from 1st March till 31st Decemeber, so you can be there for the start of Spring, sun yourself in the Summer and spend Christmas away from the hustle and bustle.
