Description

This traditional caravan in mid-Wales (Llanwyddan) near the English border has fitted furniture making the best use of space. Whilst it is older (2011), it has been kept immaculately and whilst there is some light wear it is in excellent condition. The largest size Willerby Salisbury model, it boasts a master double bedroom with a window overlooking the private garden area/brook which is en-suite to the main shower-room and toilet. It has large storage cupboards as wardrobes (you can store your gazebo in it, hoover, beer etc. it's a big space!) as well as a mirror for dressing, book shelves and bedside cupboards. It has its own radiator.

The twin bed has a wardrobe, drawers and cupboards built in and is protected by a tall hedge so both bedrooms are completely private without curtains. A second double bed is found in one of the sofas in the lounge. This has never been used - as new. Again, it has a radiator.

The shower is full size and there is a regular toilet and large basin with two doors, one off the main corridor and the second making it en-suite to the master bedroom. This room has its own radiator and a large window that can be latched for steam escape. Always toasty!

The caravan is water, gas and mains electric connected. It has a Worcester boiler and even after a long vacancy is toasty within 15 minutes. It also has a gas fire for chilly spring/autumn evenings when the central heating is off. The caravan benefits from full sun all day and evening moving from the rear to the front, so it is usually a very pleasant temperature even when it is cool outside. The curtains act as insulators, so when it is hot in the summer, if they are drawn you can keep the temperature down and the door can latch fully open, for fresh air. Every window opens in every room.

The kitchen cooker (never used), and sink with mixer tap are all full size with plenty of cabinetry including microwave shelving and wine rack and plenty of sockets for an airfryer, coffee machine etc. There is a full-sized built in fridge-freezer. Lots of workspace and more than enough room for groceries and crockery/cutlery/BBQ utensils.

Outside there is a private garden area to the rear overlooking a shallow brook where we usually set up our garden furniture, BBQ and fire pit. The ropes have now been taken down but we strung a swinging chair over the brook last year. To the side is a paved area for outdoor dining - we usually set up a 3m x 3m hexagonal gazebo over this during the summer for our own privacy as well as sun-cover - it gets beautifully warm here. Grass and hedges are kept by the site manager. so no garden maintenance required. Parking for two cars is allocated to the plot on the road in marked bays. I drive an EV and there are enough chargers around to manage without needing to charge on the site although you could install a charger if you wished. We haven't found it necessary.

Beautiful views over open countryside to the front and rear - nothing better whilst sipping a morning coffee indoors or out. Set amidst forest walks/mountain bike trails direct from the site, you can walk/cycle to Lake Vyrnwy on road or off, or take a drive to Bala over the beautiful mountain pass to take in the water sports and steam train, visit Rhiwagor Waterfall, or go to one of the RSPB Hides. We kept our kayaks, outdoor furniture and BBQ there very safely over the last two years.

We are an adoptive family so have very much appreciated that the site is quiet and private with mostly has couples, singles with bikes/kayaks, and young families staying there. Whilst people are friendly, everyone respects everyone else's space. Caravans cannot be sub-let so it is a particularly safe and stable environment. There is a small park at the top of the site which gives the children their own space but there are no football games going on (no ball games allowed) or anything like that to create noise and disturbance. This pitch is the best on the site as far as I am concerned - it is the only one with a private rear garden area, and is screened off from the rest of the site with tall hedges down one side of the pitch but with enough space that you are not overshadowed yet it is not overlooked at all. On the other side are just two neighbours who don't spend an awful lot of time there and their gardens are on the opposite side of their caravans so there is no need to interact as you won't cross paths as a rule. in all honesty, they are mostly indoors, reading.watching TV.

It is possible to install broadband if you;d like to 'work from home' there (and who wouldnt!) and the TV aerial is already fitted with a TV unit built in. Lots of places to go out and visit, our favourites being Castell Coch, Welshpool, Lanfyllin, and several steam trains nearby.

As you can tell, we absolutely fell in love with the place and the caravan. Sadly, a move at work is precipitating the sale, otherwise we would happily stay there for another decade. This was an absolute gift for my children - to have a safe space away from all the stresses and strains of life where they could just relax and be at home enjoying themselves without any scrutiny from anyone. I've got to say, it was a haven for me, too.

Price includes full ownership of the caravan, rental of this very special plot, and all site fees for 2026 plus Gas and Electric Safety Certificates. Ready for viewing.
