Project Manager / Operations Manager

A niche construction company specialising in oak framed construction are expanding and now require a Construction Project Manager / Operations Manager who will manage the successful delivery of all the elements of their projects.

The Project Manager / Operations Manager role will suit someone with a proven project/operations management background and general construction knowledge perhaps with a carpentry bias.

The role will include all client, sub-contractor and supplier management so the Project Manager / Operations Manager will need to be an excellent communicator with a 'can do' approach.

In addition to the confirmed project delivery the Project Manager / Operations Manager will also be expected to assist the team with basic project costing as well as various other elements the MD may require assistance with, in order to develop the company.

The role will be rewarding, fun, and challenging. It will require commitment and is not suitable to someone after a 9 to 5 job! There will be training although the candidate will be expected to be able to pick up the reigns and work under his / her own initiative and drive within a month or so.

This is a big opportunity, for the right individual, to get in with a small company with a big vision. There will be significant long-term rewards for the right person who 'gets' our Purpose, Vision and helps drive the development of the company.

The PM/OM will have many responsibilities and these include the following:

Client Management - After project confirmation from the client the PM/OM will takeover all aspects of the client management from a delivery point of view, to ensure an outstanding finished project with a very happy client. The Living Oak ethos is excellence on every level.

Planning - From the outset, it is the responsibility of the PM/OM to plan the build process, this means producing a critical path and understanding the timing of each stage. Following each phase of the project is essential to ensuring that the project is completed on time.

Team Management - The PM/OM will be responsible for managing the current sub-contract team as well being responsible for recruiting additional teams as required.

Setting Benchmarks - An integral aspect of the on-going monitoring of a project is setting benchmarks to monitor progress, this allows the PM/OM to identify whether or not the project is on target to finish on time and within budget.

Budget Management - The PM/OM is responsible for the financial planning and monitoring of the project. To avoid going over budget a PM/OM should consider continually forecasting, keeping the MD informed of forecasts and changes and managing the scope meticulously, so knowing the costs for unplanned construction work or resources and keeping that set-aside.

"Our ideal is excellence in delivery of our product - amazing living spaces that delight and inspire, and leave our clients with a 'warm' feeling inside.

Our Clients are our biggest advocate and therefore we want them to be crazy about us and as such we are looking for a PM/OM to build our team, connect with the bigger Vision of the company and grow with us."

Salary dependent on experience - GBP30k + Bonus + 25 days holiday
