Large double bedroom available in a beautiful semi-detached house in Walkley, shared with one other person

Hi, I am a female research student in the social sciences coming up to my 30s and looking for a new housemate for this great house I am renting. It is full of nice features and in an impeccable state. With a nice vegetable garden in the back, two double bedrooms and one decent sized boxroom/shared office space, living room, dining room and an offshot kitchen (dishwasher!).

- outside patio with garden furniture and a vegetable garden on a lower-level
- great access to bus routes 95 and 52, as well as all local amenities on South Road
- easy walking distance to university
- TV, wireless, telephone with cheap international deal
- cellar for storage, safe place in the back for bikes
- Washing-machine, big fridge/freezer, dishwasher, micro-wave, toaster, kettle and all that
- dealt with by a local agent (good experiences so far) who needs proof of income
- bills on top: circa 45-55 pounds per month
- council tax around 70 per month (discount for living with a student)
