We are two students, (Rosa 26 studying languages at Edinburgh, and Tine 24 studying Business Management at Napier), with a spare room from September. We are looking for friendly female students age 21 - 30, people who want to be friends with their flatmates and not just pass them in the hallway! Who are easy going and fun but who will also be working hard on their courses and are generally tidy and considerate.

We have a lovely spacious flat in Polwarth. It is really handy for Edinburgh Uni and Napier or for a bus or a train out to QM. Across the road we have an amazing cafe with ace cupcakes, corner shop, bank machine and Bruntsfield is 5 mins up the road (with tesco, sainsbury's, cafes,boutique shops etc). There is a great bus services outside the door to town or easy walk.

The flat is on the first floor, it has a massive living room and kitchen (with pantry! And lovely view of the garden), bathroom with shower and bath, four bedrooms.

Bills: Elec £10-12 per month, Internet £5, Gas (quarterly) £30-50ish.
TV license one off in September.

Room: Single (although you technically could squeeze a double bed in if you wanted) £305. Relatively small but perfectly formed! Lots of potential to make it your own and with some photos and posters up it is really cosy. Comes with bed, wardrobe and desk. There is potential to use other storage space in the flat (hall cupboard and dresser in the living room) if you need more places to put your clothes!

It is available from the 1st September. We have a private landlady who will draw us up a new contract.
