I have for rent a single room in the house I currently rent. It is a three bedroom house in Garthdee on Montrose Drive. It would best suit a student or single professional. Female roommate preferred as there are currently two females in the house.

I am a postgraduate law student, just starting to work and the other person in the house is a professional.

Any person interested must be able to take the room from the 22nd June (or within a very few days after) and be prepared to enter into a minimum 6 month lease.

The property is five minutes walk away from Robert Gordon University, and very close to Garthdee Medical Centre, ASDA, Sainsbury's, B and Q, Boots and Currys.
There is also a bus stop two minutes walk across a grassy area for bus numbers 1 and 2 primarily, for easy access to town.

The room is carpeted and currently has a single bed in it with room for storage underneath, built in four tier shelf alcove and chest of drawers. The room has a double window to the back of the house, vertical blinds and curtains. There is good space for a wardrobe to be brought in and ample space for a good sized desk.

The house has a large livingroom with ample seating and room for dining table and chairs.

We have a very big kitchen with large dining table and chairs, good storage space, full fridge/freezer, washing machine, tumble dryer, electric cooker and oven, microwave and a dishwasher.

The house has a modern downstairs bathroom with shower over the bath.

The house has it's own private garden to the front and back with shed and decking area.

We also benefit from a large, floored loft for even more storage, this is accessible from a ladder.

The house has a landline and wireless broadband.

I am the primary lease holder for the house and would have the person taking the room named as resident with my landlord but would also have a lease between myself and the person taking the room to keep things secure for everyone and above board.

No DSS, smokers or pets.

References from current/previous landlord will be required.

Deposit of £275 payable and monthly rent of £275 payable on 1st of month (or within a day either way, this is simply to ensure that rent from all parties is in the correct account in time for the rent to come off).

Viewing is welcome and available every day apart from Monday and Tuesday between 8am and 6pm.
