Business consultant who spends most of his spare time as a rowing coach or otherwise pottering around the river and boats is looking to rent out a room in his house in Putney. Recently fcuked financially by his bank so needs to draw in a bit more wedge each month to balance the books and pay one motherfcuker of a mortgage.

Up for having some fun and getting back to the old kick ass happy dude sporty self and generally avoiding a mediocre existence.

Looking a nice, tidy sociable persons with their own lifestyle, non-smokers (at least in the property) and in full time professional employment. Shift workers, students, couch potatoes and grumpies or those with severe growing pains remaining to run their course probably wouldn't be a go. A sense of humour and easy going nature being an asset in a flatmate, I would suggest essential. I'm in my 40's if that is important, so probably best if you're +25.

The property is a three bedroom corner house in Putney on Pentlow Street off Lower Richmond Road. It features predominantly wooden floors throughout, a fitted and equipped eat in kitchen, broadband, and a large Weber gas barbeque for when the weather warms up-though that doesn’t stop me from using it in the winter. Some work needs to be done to replace the back yard fence and ground which will occur by June but otherwise place is ready for summer.
There is a garage to store a bicycle or motorbike and some boxes etc. Excluding entrance and hallways etc common areas downstairs include a front and middle reception, a kitchen and backyard.

There is one small bedroom available to rent: one small. iA new bed / mattress or futon etc will be obtained if you require one. The room has space for a single 3ft or a 4ft bed, desk and clothing rack but is currently unfurnished, and probably best suits someone starting out in London or looking for a pied de terre.

It is a very quiet street yet close to amenities and the riverside. There are lots of bars, restaurants, convenience stores and about a 5min walk to Putney High Street. Putney Common and the Spenser Arms pub is a 3 min walk and you can walk about 8 miles under trees if you follow the river so doesn't really feel like you're in the big smoke.

The 22, 365 and 485 bus stop- direct to Fulham, Chelsea, Wandsworth or Central London - is 2 minutes walk away and it’s a ten minute walk to either Barnes British Rail or the opposite direction to Putney Bridge Tube. Very close to Putney Embankment and all the Putney rowing clubs. Putney Brit Rail over ground is 20mins to Waterloo.

The boring financial bit: The rooms are available from May and is £550 for the per month including all bills (with exception of telephone and council tax). Don't have SKY TV etc. First and lasts months rent paid in advance. Also as I've been asked several times, I'm not at all interested in only renting only over Olympics or short term summer period and you will need to register for the council tax which in Wandsworth is the cheapest in the country.
