Furnishing: lockable cupboard, built-in wardrobe, large office desk (recently refurbished) with chair and comfortable double bed. We can supply bed linens or you are welcome to use your own if you prefer.
Wireless broadband internet access is available in room.

SHARED HOUSE AMENITIES/FACILITIES:
Fully fitted kitchen (we'd prefer you to be responsible for buying your own food and cooking your own meals).
Cupboard to store dry foods.
Shared fridge/freezer.
Washing machine/standing drying rack, to supply own detergents.
Lounge, downstairs with TV/DVD player
Patio and garden (which we share with our four chickens :})
Shared bathroom, with toilet, basin, bath and shower. Supply own toiletries.

Please note here that you will share the house with another smoker, who smokes in limited areas and provision of the same kind can be made for a prospective lodger.

Other positive points: fire alarms, off road parking, 2 minutes walk to Winton High Street for main bus routes, supermarkets, post office, doctors. Fifteen minute walk to Bournemouth University.

We are a South African/British couple with one eleven year old child. We are mostly a quiet family household of sober and neat habits and are looking for a lodger who is similar. You are welcome to keep your own hours, and you will have your own key to the front door. The occasional visitor is welcome, as long as the standard rules of decency and consideration of after-hours quiet are observed. No overnight guests.

We regret that we cannot accommodate more pets.

Please be prepared to supply us with:
a copy of your passport
one checkable tenant reference for the UK
proof of employment (a payslip or letter of appointment, to view) or student registration
one month's returnable deposit of £350 to secure the room, and first month’s rent of £350 on moving in.

Rental can be paid weekly or monthly, and the above terms would change as appropriate. All utilities and council tax is included in your rental and you pay nothing more.
One month’s notice of vacating will be required. No set lease period.
